Description

Rare opportunity to acquire a 41.7 acre crofting tenancy in the enviable location of Caplich near Inverness

An opportunity to acquire the tenancy of a 41.7-acre croft comprising a varied mix of native woodland, wetland and heathland habitats.
Extending to approximately 41.7 acres, the land includes areas of ancient Scots pine woodland, naturally regenerating woodland, peat bog, dry fen and heathland, creating a diverse and environmentally significant holding.

The owners have also collected a lot of interesting data about the history of the croft, its wildlife and its varied habitats, and will be happy to share information with anyone interested.

The boundaries have been fully deer fenced, supporting the protection and regeneration of the woodland and other habitats. The croft adjoins a striking gorge which forms a continuation of Moniack Gorge and adds considerably to the character of the setting.

The croft is registered with the Crofting Register under reference C6046. The croft is separate from the adjoining 3.78 acre field and house, which are also available to purchase.
The assignation of the crofting tenancy will be subject to the necessary statutory procedures and approval. Prospective purchasers should take independent advice regarding crofting legislation and their proposed use of the croft.

The croft is situated in the hamlet of Caplich. This quiet rural area is nestled within attractive countryside yet within easy commuting distance to Inverness.

Inverness is approximately 14 miles away where there are shopping and recreational facilities. Inverness Airport offers daily, national and international flights and is ever expanding with KLM and BA offering new routes.

Nearby small village of Kiltarlity (5.5 miles) has a post Office and a shop. Beauly is approximately 7.5 miles away and has a wide range of amenities including two doctors’ surgeries, an optician, vets, a chemist, two supermarkets, a number of stylish gift shops, a garage with a post office, a butcher, a greengrocer, a baker, a popular delicatessen and an ironmonger. Primary schooling is available in Kiltarlity at Tomnacross Primary school, secondary is provided at Charleston Academy in Inverness.

From the Bell Ingram office in Beauly, head southwest on Station Road / A862. Continue to follow A862, over the river and head towards Inverness. Turn right at the signpost for Cabrich, Clunes and Moniack. Continue towards Reelig Glen, however instead of going straight ahead to Reelig Glen, continue round the to the right. Take the next left signposted Knockbain and Clunes. Continue up this road bearing left at the junction (Easter Street) for approximately 2.7 miles, the croft will be on the left.
