Description

Castle Grove Nursery consists of a horticultural nursery site extending to approximately 4.7 acres on Scotts Grove Road, Chobham. The site is currently occupied by extensive glasshouse structures, ancillary nursery buildings and associated hardstanding, with existing built development covering approximately 68% of the site.

The property sits within a predominantly residential environment, with housing to the east, south and west and open countryside beyond the northern boundary.

The approved redevelopment will transform this underutilised grey-belt site into an attractive residential community comprising 30 high-quality family houses and bungalows within a carefully considered landscape setting.

The approved scheme introduces generous green infrastructure including public open space, a feature wetland pond, children’s play area, extensive new tree planting and enhanced ecological habitats, creating an attractive environment for future residents.

PLANNING & DEVELOPMENT OPPORTUNITY:

Outline planning permission has been granted (reference: 25/0284/OOU) for the redevelopment of Castle Grove Nursery to provide 30 residential dwellings together with associated landscaping, public open space, parking and supporting infrastructure (all matters reserved with only access considered).

A Reserved Matters application (reference: 26/0630/RRM) and Condition Discharge application (reference: 26/0635/DTC) has been submitted which is due for determination in November 2026 which will create a scheme comprising of 2, 3 and 4-bedroom houses and bungalows arranged within a landscape-led masterplan centred around a new green avenue and feature wetland pond. enhancements, creating an attractive and sustainable residential environment.

The Open Market dwellings extend to 26,157 ft2 and are located along the green avenue and at the north of the site, backing onto open fields and woodland.

50% of the dwellings are designated as Affordable Housing, with these units being allocated within the South West of the site and extending to 14,567 ft2. A Registered Provider has made an offer to acquire the completed s106 units, more information can be provided upon request.

There may be further opportunity to enhance the NSA by utilising the roof space and seeking to create more detached homes by separating the semi-detached units, which would be addressed by a non-material amendment application at constructions stage.

There are Section 106 and SANG financial contributions amounting to circa £562,000.

The consent will be liable for CIL however we expect that 100% relief will be claimed due to the status of the occupied existing buildings on site.

Further information including full plans and supporting reports is available via Surrey Heath’s website or via our data room which is available on request.
