Adding further appeal, the adjoining riverside pontoon mooring provides the perfect platform for those with a passion for sailing, offering the opportunity to enjoy life on the water directly from home.

What our Owners Say

It has been a real dream to live here, and we have thoroughly enjoyed extending and refurbishing the property.. We will dearly miss the wonderful and diverse range of wildlife that regularly comes to visit the ponds and the grounds, as well as the peace and tranquillity that the setting provides. The railway station, being within a short walk, has also been incredibly useful, providing a seamless commute into London. Having decided to relocate, and fortunately having a property to move to, we are in the fortunate position of being able to offer the property for sale with no onward chain, which we hope will make the process as straightforward as possible for the incoming owners.

History & Background

This delightful property occupies a sublime position along a quiet private country lane yet is within easy walking distance of the Village’s railway station. The property is believed to have been originally constructed in the 1930sand, more recently, has been thoughtfully extended, remodelled and refurbished by the current owners in 2013.

The ground floor provides two principal reception rooms together with a well-presented kitchen/breakfast room, whilst on the first floor there are three generous double bedrooms, served by the family bathroom.

The secluded grounds extend to approximately 2.14 acres (STLS) and are undoubtedly a particular feature of the property, incorporating a detached tandem garage and a versatile outbuilding, offering excellent potential for use as a home office, gym or, subject to the necessary consents, a potential annexe.

The icing on the cake is undoubtedly the private riverside mooring, which backs directly onto the River Crouch and provides a wonderful opportunity for those with a passion for sailing and life on the water.

Setting & Location

The property is located along Maltings Lane, a no through road, surrounded by delightful countryside and centrally within the heart of the historic, desirable village of Battlesbridge. The well thought of public houses ’The Barge Inn’ and ‘The Hawk’, real ale Micro pub/Taproom  ‘One Green Bottle’ two tea rooms, village church and railway station, (45 minutes to London’s Liverpool Street), are all within easy walking distance. Ground Floor Accommodation

As you enter the property you are greeted via warm and welcoming entrance hall that provides access to the cloakroom and living room, a impressive room with feature open fireplace that is ideal for those bitterly cold winter nights. The adjoining conservatory acts as a good size dining room and seamlessly flows into the kitchen/ breakfast room, a charming bright and airy dual aspect room decorated with a plethora of base and eye level units, integrated appliances, space for large range cooker and French doors to the rear sun terrace, ideal for al fresco dining! Large modern glass bifold doors present opportunity to open up the whole ground floor for open plan living or separate into three sperate rooms when required.

First Floor Accommodation

On the first floor, an airy landing leads to the principal bedroom, which is situated within the more recent rear elevation, a particularly attractive, good-sized dual-aspect double bedroom, enhanced by a delightful Juliet balcony that provides far-reaching views across the rear grounds and towards the River Crouch. The remaining two bedrooms are both  double rooms and, together with the principal bedroom, are served by the well-presented family bathroom.

Grounds

To the front of the property, a private driveway provides off-street parking for two vehicles, with double gated side access leading through to the rear grounds and further parking.. The property enjoys a particularly generous frontage, with an additional gated access on the west boundary that provides entry to the paddocks and a further expansive driveway. This offers parking for multiple vehicles and, importantly, provides excellent access for a horse box, making the property particularly well suited to those with equestrian interests.
