GENERAL INFORMATION, LOCATION AND DESCRIPTION: The land lies on the north side of Belnie Lane approximately 300m from the junction with Spalding Road, Gosberton and is within easy reach of the village centre - Gosberton offers good local facilities and amenities including shops, schools, Church and village hall. Easy access to the field is available along the entire road frontage off Belnie Lane. The land comprises a single enclosure of very good quality Grade 1 Silt.

METHOD OF SALE: The land is For Sale by Informal Tender. Best and Final offers for Tenders should be received at R Longstaff & Co LLP, 5 New Road, Spalding, Lincolnshire PE11 1BS by 12 noon on Tuesday 6th October 2026.

TENURE: The tenure of the land is freehold.

POSSESSION: Vacant Possession will be available upon completion.

SERVICES: We are not aware of what services (if any) are available along Belnie Lane. Parties who may require any services should make their own specific enquiries with the relevant service/utility providers as to availability, practicality connection and related cost.

LAND GRADE: The land is Grade 1 according to the Land Classification Map of England and Wales.

SOIL SERIES: The land is of the ´Rockcliffe´ Series which is described as deep stoneless silty and fine sandy soils suitable for cereals, root and horticultural crops.

UNDER-DRAINAGE: No recent schemes having been carried out to the land.

DELINKED PAYMENTS: The Delinked Payments for the 2026 and 2027 payment years will be retained by the Vendors.

TENANTRIGHT: There will be no claim for Tenantright.

DILAPIDATIONS: No allowance will be made for dilapidations (if any).

HOLDOVER: As the land is currently bare/uncropped no holdover provisions will be required and vacant possession with be available upon completion.

DRAINAGE RATES: Drainage Rates are payable to the Welland and Deepings Internal Drainage Board. The Drainage Rates have been paid for the current year and therefore there will be an apportioned additional charge to the Purchaser for the unexpired proportion of Drainage Rates in relation to both Lot Nos. 1 & 2 (i.e. between the date of completion or early entry up to and including the 31st March 2027 or any subsequent period thereafter.

DRAINAGE BOARD DRAIN: The drain which abuts the northern edge of the land known as the Old Sea Dyke Drain, falls within the responsibility of the Welland and Deepings Internal Drainage Board of whom there are standard byelaws concerning cleansing, maintenance and repair, normally within a 9 metre width as from the field side brink of the dyke.

QUOTAS AND CONTRACTS: No quotas nor contracts are included in the sale of the land.

SPORTING RIGHTS: The Sporting Rights are included in the sale.

RIGHTS OF WAY, WAYLEAVES AND EASEMENTS: The land is being offered with the benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water, electricity and other rights, easements, quasi-easements and all wayleaves, whether referred to specifically in these Particulars or not. We are not aware of any Public Rights of Way which affect the land and are informed that pedestrian and vehicular access is available to all parcels at all times with no maintenance charge payable. However, interested parties are advised to make on their own enquiries as they may consider appropriate.

ANTI-MONEY LAUNDERING REGULATIONS: The successful purchaser will be required to comply with Anti Money Laundering Regulations and provide photographic identification in the form of a valid photocard driving licence or valid passport plus proof of address. UPLIFT/OVERAGE/CLAWBACK PROVISION: There will be an Uplift/Overage/Clawback provision for the benefit of the Vendors in connection with the use of the land other than for agricultural, horticulture or private equestrian. Such clause will have an effect for 25 years from the date of completion and will be at the rate of 35% of the uplift in value between the then current use and the value with the benefit of the alternative qualifying use. The trigger for such will be the earlier of a) the implementation of Planning Consent for alternative purposes or b) the sale of the land with the benefit of such consent or c) the implementation of a qualifying use even though Planning Consent may not have been obtained.

PLANS, AREAS AND SCHEDULE: These Particulars, plans and areas have been prepared as accurately as reasonably possible and are based on the Ordnance Survey, Rural Land Registry and LIPS Plans. The plans included in these Particulars are published for convenience and identification purposes only. Although believed to be correct, their accuracy cannot be guaranteed.
