The land is situated off Cloot Drove, approximately 3 miles north of Crowland. The Market Town of Spalding is approximately 6.5 miles North and the City of Peterborough is approximately 13.5 miles South.

The land is accessed via a track which crosses part of "Wash Bank" and a culvert over the Internal Drainage Board maintained drain. It is believed this has always been the access route and therefore, there is a Right of Way to access the land both in vehicles and on foot.

DESCRIPTION:
An opportunity to acquire 28.89 Acres (11.69 Hectares) or thereabouts of Grassland situated to the North of Cloot Drove, Crowland, Peterborough.

The land is being offered for sale freehold, as a whole, or in two Lots, and with the benefit of vacant possession. The land, in two Lots, is shown shaded in red and blue on the plan within these particulars. The Vendor reserves the right to conclude the sale by ´Best and Final´ offers.

LAND AND SOILS CLASSIFICATION:
The land is classified as Grade 2 on the Land Classification Map of England & Wales. The land is further classified by the Soil Survey of England and Wales as being part of the Wallasea 2 Soil Series which is further described as "Deep stoneless clayey soils, calcareous in places. Some deep calcareous silty soils. Flat land often with low ridges giving a complex soil pattern." And is capable of growing "winter cereals and some sugar beet, potatoes, cereals and field vegetables." It is believed Lot 2 was in arable production when purchased by the Vendor in 2008.

LAND AREA:
Lot 1, as shown coloured in blue on the plan within these Particulars, as per H M Land Registry Title No. LL135551 extending to approximately 17.15 Acres (6.94 Hectares). It is to be noted that the northern boundary of Lot 1 is delineated by marker posts. These marker posts are located to the North of the fence.

Lot 2, as shown coloured in red and green on the plan within these Particulars, is as per H M Land Registry Title No. LL300510 and LL442420 extending to approximately 11.74 Acres (4.75 Hectares).

TENURE, POSSESSION AND RIGHT OF HOLDOVER:
The tenure of the land is freehold. Vacant Possession of the land will be available upon completion.

LAND DRAINAGE:
No recent land drainage schemes have been undertaken. There are no land drainage plans available.

Lot 1 has the benefit of a mains water supply.

WAYLEAVES, RIGHTS OF WAY AND EASEMENTS:
The land is offered for sale subject to, and with the benefit, of all existing rights including rights of way whether public or private, light, support, drainage, water and electricity and other rights, easements, quasi-easements, and all wayleaves whether referred to specifically in these Particulars or not. It should be noted that the South Holland Internal Drainage Board have a Byelaw Right of Access adjacent to their drain which forms the eastern boundary of the field. The purchaser of Lot 2 will have Possessory Title over the area shown shaded green on the plan, H M Land Registry Title No. LL442420. The purchaser of Lot 1 will have a Rights of Way over the area shaded green for access. HISTORICAL FLOODING:
The land forms part of the "Cowbit Wash" and is classified as a Flood Storage Area allowing the authorities the ability to use it as an attenuation area to avoid flooding the town of Spalding by relieving pressure on the River Welland in times of very significant rainfall. The area has rarely flooded post 1950 but the banks of the River Welland were breached during storm Henk in January 2024. The breach was immediately adjacent to the North side of the subject land (Lot 1) and the Environment Agency were responsible for repairing the bank.

SPORTING, MINERAL AND TIMBER RIGHTS:
The Sporting Rights, Mineral Rights and Timber Rights are included in the sale as far as owned by the Seller.

VALUE ADDED TAX:
Should a sale of the land or any right attached to it become a chargeable supply for the purposes of VAT, such Tax will be payable by the Purchaser(s) in addition to the contract price. All Guide Prices quoted, or prices discussed are exclusive of VAT.
