Interior – A welcoming hallway sets the tone for the property, leading to a stunning open-plan kitchen, dining, and sitting area. The bespoke kitchen is a true centrepiece, finished with high-end Corian worktops and equipped with top-of-the-range Bosch appliances, including an induction hob, extractor, electric oven, microwave, warming drawer, wine cooler, integrated dishwasher, and full-height fridge and freezer. The dining and sitting areas are beautifully arranged, enhanced by expansive bi-folding doors that bring in natural light and create seamless access to the garden. Character abounds with a corner-positioned log burner, exposed beams, and brick feature walls—balancing contemporary living with rustic charm. A separate, fully fitted utility room offers excellent storage with ample cabinetry, solid wood worktops, and an integrated washer/dryer. Two ground floor bedrooms are both generously proportioned and benefit from luxurious ensuite shower rooms; one features a walk-in wardrobe, adding further practicality.
The first floor is cleverly divided by two staircases: one leads to a delightful family room and snug, complete with a feature window that frames countryside views. The second staircase accesses a guest cloakroom, a superb master bedroom with fitted wardrobe and a stylish ensuite shower room, along with a versatile fourth bedroom completing the upper level.
Exterior – The home is approached via a block-paved driveway offering ample off-road parking. Set within 0.36 acres of private grounds, the paddock area has mature trees, a side patio ideal for al fresco dining, and a woodland area with a meandering nature path—a haven for wildlife enthusiasts.
A further seating area and timber garden shed provide additional enjoyment and practicality. Elevated points of the garden offer stunning views across the surrounding countryside, adding to the peaceful and picturesque setting.
Location – Ednaston is a charming rural village nestled within the beautiful Derbyshire Dales, offering a peaceful yet highly accessible setting. Surrounded by rolling countryside, the village is conveniently located just off the A52 between Ashbourne and Derby, providing excellent road links to the wider region. A particular highlight is Ednaston Park, a prestigious business park set within a stunning 19th-century former manor house, which is also home to Bennet Samways’ head office. The village’s idyllic setting, combined with its accessibility and proximity to the historic market town of Ashbourne, makes Ednaston a desirable place to live for those seeking a balance of rural charm and modern convenience.
Owner's perspective - "Living in a barn style property had been something we wanted to do even before bucket lists had been invented; when we viewed Brick Barn we were bowled over by the building which was formerly the workshop, office and archive to a farm and livery.
We have found Brick Barn effortless to live in; modern finishes and appliances sit easily within the exposed wooden structure of the property complete with original carpenters' marks. Working from home was never a challenge and visitors are accommodated comfortably.
As first owners after a major renovation we had little to do inside so put our time and efforts into rejuvenating the badly overgrown small woodland and we now have flowering plants and grasses throughout the year. We have also seen, photographed and learned so much about the many species of birds and mammals that visit the wood and our feeders.
The location provides easy access to Ashbourne and Derby. Walkers and cyclists are within easy reach of the Dales and Peak Districts, and the local reservoir, Carsington provides wildlife sailing and fishing opportunities. The rail and motorway network and airports are accessible if travelling further. Other property styles are also on our bucket list and we are excited to find our next home."
