Description
Elderslie, once part of a larger country estate is Grade 2 listed and dates from the 17th century. It has been remodelled over the years to provide substantial family accommodation in the main house, together with a recently refurbished coach house cottage, a music/recording studio, and a gym.
The house has well proportioned and well laid out accommodation with excellent entertaining space as well as more informal living rooms and 2 studies. There are 5 bedrooms on the first floor as well as a further 5 attic rooms on the second floor which provide additional bedroom space and storage. In addition, there is a wonderful first floor library with a balcony and steps directly down to the garden, and a separate cinema room.
The coach house cottage has 2 bedrooms, a sitting room, kitchen and shower room, and across the courtyard one outbuilding has been converted to a music/recording studio, and another to a gym.
Outside
The house is approached through an electric five bar gate and gravel drive leading to a York stone and cobbled parking and turning area. The house has a well documented history and was owned by the Arbuthnots family for about a 100 years. They began planting specimen trees in the grounds in the 1920's. These were imported from far and wide and many are now mature and still in situ.
The parkland gardens feature extensive lawns with both tennis court and swimming pool (in need of restoration), a croquet lawn, orchard, pool house, 2 greenhouses, and a tractor shed. There is an excellent Dutch barn measuring some 75' x 24' for covered storage adjoining the former equestrian sand school. The stable yard comprises 7 loose boxes, a feed store, and a tack room, and is accessed by a secondary gated entrance with plenty of hard standing parking, ideal for a horse box or other vehicles. Beyond the garden the fenced pasture land and stunning bluebell woodland extends to about 16 acres. In all there are about 22 acres.
Situation
Located at the centre of the rural village of Ockley, the property lies opposite the long Common and village cricket green with the unmistakable ridge of Leith Hill as the backdrop. The village has a shop/petrol station, an old church, two public houses, and a mainline station with services to both London Victoria and London Waterloo. There is also a well-established farm shop. The nearby towns of Dorking and Horsham offer numerous shops, cafes and useful amenities as well as cinemas and theatres. From Dorking, there are regular main line rail services to London Waterloo, as well as London Victoria, taking from about 51 minutes. Slightly further afield, the county town of Guildford offers even more shops and restaurants centred around its historic cobbled High Street.
The area is very well served with school options in both the state and independent sectors including Cranleigh School, Farlington, Howard of Effingham, Longacre, St Catherine's, St Teresa's, and Reigate Grammar, as well as The Royal Grammar, and The High School in Guildford.
The location offers easy access for walkers, cyclists and horse riders to explore miles of footpaths and bridleways, through some of the county’s most scenic and protected countryside.
