Description

Positioned just outside the village of Roch, this delightful riverside property is bursting with charm and character. Roch Bridge House combines the best of rural living, with the added benefit of having the stunning western coastline of Pembrokeshire practically on your doorstep. Included in the sale of this three-bedroom detached property are approximately twelve acres of land, which stretch along a peaceful river valley. The property also benefits from a bright and well-presented artist's studio in the garden, along with a variety of well-maintained stone outbuildings.

Entering the home from the front, you arrive in a large sitting room, full of character, featuring a wood-burning stove at the far end. Adjacent to this reception room is another generously sized space, currently serving as a charming dining room. Both reception rooms are filled with natural light and benefit from exposed stonework and beams. Off the dining room is a well-equipped kitchen, which leads into a large conservatory overlooking the gardens. Completing the ground-floor accommodation is the spacious family bathroom, located next to the original staircase leading to the first floor.

Upstairs, there are three good-sized bedrooms, one of which includes a cleverly concealed lavatory. The bedrooms have windows to the front, as well as rooflights above to maximise natural light.

In addition to the main house, there are several stone outbuildings, all of which have been re-roofed and made watertight. There is also a highly versatile, block-built studio in the garden, offering a large main area, kitchenette, and shower room. This building is equipped with PV solar panels, which feed battery storage before exporting surplus energy to the grid. Further back in the garden is a Nissen hut, currently used for storage but with potential for a variety of uses if renovated.

Externally, the property enjoys land on either side of the roadway, extending up the valley alongside the beautiful Brandy Brook river. The immediate grounds feature mature, carefully curated gardens, lovingly maintained by the current owners. These gardens include numerous hidden seating areas and viewpoints, a feature pond, and mature specimen trees, making this space a true joy to wander through.

Roch Bridge House is located just a short distance from one of Pembrokeshire's finest beaches. Newgale is a stunning stretch of golden sand, renowned for its dramatic sunsets and natural beauty. The entire northwestern peninsula of Pembrokeshire is easily accessible from the property, with the historic city of St Davids only a short drive away. The county town of Haverfordwest is also within easy reach, adding convenience to this idyllic rural setting.

This delightful property beautifully blends a peaceful setting with charming accommodation and enchanting gardens, offering a truly special slice of rural living.
