Description
An exciting opportunity to acquire a development site in Ramsgate, currently comprising a garage block made up of three garages and a workshop, with the benefit of full planning permission for conversion into a two-storey, two-bedroom dwelling.
Planning consent has been granted by Thanet District Council under reference F/TH/23/0374, allowing for the creation of a well-designed residential property arranged over two floors. The approved scheme presents an ideal opportunity for developers, investors, or owner-occupiers seeking a project with consent already in place.
The proposed accommodation will provide a modern two-bedroom home, making it well suited to the local market and offering strong potential for resale or rental income upon completion.
Situated within easy reach of Ramsgate town centre, the seafront, and local amenities, the site is conveniently located for both lifestyle and investment appeal.
Further details, including planning documentation and drawings, are available upon request.

Location Summary
Ramsgate is situated on the southerly aspect of the Isle of Thanet and benefits the country’s only Royal Harbour, its status being granted by King George IV in 1821. The distinctive and beautiful harbour has a vibrant yachting community alongside some commercial activity and was where the Little Ships evacuation of Dunkirk set out from in 1940. The town is enjoying something of a Renaissance with its large amount of Grade II Listed property, many set within elegant Regency squares, or overlooking the sea, others with links to or influenced by the architect Augustus Pugin. In recent years the Royal Harbour has seen many restaurants, cafes and bars emerge alongside quirky independent retail outlets, some utilising the arches on the quayside beneath Royal Parade. The town is steeped in history with associations to many well known figures including Queen Victoria , Karl Marx and Vincent Van Gogh as well as having a fascinating network of tunnels beneath the main centre. The fortunes of the town have been hugely assisted by the recent addition of a high speed rail link to London St Pancras making a commute for many a viable option.

Flood Risk
Environment Agency open data, checked around the advertised map pin for the listed acreage. Long-term risk counts flood defences; the planning map's flood zones do not. The map pin for this listing marks the postcode area rather than the exact location, so these readings describe the surrounding area. Provided by LandSale, not the listing agent, and not part of the agent's particulars. Risk varies across a holding, so verify before committing.
