Description

The Opportunity Occupying an enviable position at the end of a peaceful hedge-lined country lane in sought-after Old Waverton, this prestigious Green Belt development site extends to approximately 0.755 acres and benefits from full planning permission for two individually designed four-bedroom detached homes.

Surrounded by open countryside, the setting offers an exceptional level of privacy, tranquillity and natural beauty whilst remaining just five miles from Chester City Centre. Opportunities of this calibre, combining detailed planning permission with such an outstanding location, are exceptionally rare.

The approved scheme comprises Orchard Cottage and Paddock Cottage, two substantial detached family homes, each thoughtfully positioned to maximise privacy, far-reaching rural views and the unique character of the site.

Paddock Cottage enjoys its own adjoining paddock, creating wonderful opportunities for equestrian use, hobby farming, landscaped gardens or simply additional outdoor space to enjoy the surrounding countryside.

Orchard Cottage also benefits from an equally attractive position with beautiful open views across rolling countryside and an idyllic rural backdrop.

Approached via a long private driveway, the site offers an immediate sense of arrival, leading to an exclusive setting where wildlife flourishes and the surrounding landscape provides peace, privacy and an ever-changing rural outlook throughout the seasons.

The existing former farm workers' cottages remain on site but require demolition by the purchaser, allowing the approved development to be brought to life.

Old Waverton
Waverton is widely regarded as one of the most desirable villages surrounding Chester, admired for its attractive parish church, scenic country walks, nearby canal, charming rural character and strong sense of community. The village also benefits from excellent everyday amenities together with highly regarded Good and Outstanding schools within walking distance.

For leisure, residents can enjoy nearby golf courses, beautiful countryside walks, canal-side routes and the renowned Rowton Hall Hotel & Spa, all just minutes away.

Despite its peaceful rural setting, the site enjoys outstanding accessibility, placing Chester City Centre, major road networks and a wide range of shopping, dining and leisure facilities within easy reach.

Whether for developers, investors or those wishing to create self build outstanding bespoke country residences, this represents an exceptionally rare opportunity to acquire one of the area's finest residential development sites.

Planning approvals from Cheshire West and Chester Council…The Planning Authority (CWAC) The site is being sold with the benefit of :

Outline consent 18/00394/OUT subject to conditions This was granted on 23rd April 2018 for the demolition of existing dwellings/associate buildings and the erection of up to 3 replacement dwellings.

Approval of reserved matters 21/01732/REM subject to conditions. This is dated the 13th July 2022 and includes siting, landscaping, design and external appearances. For personal reasons the seller decided to erect 2 dwellings (not 3) now referred to as Paddock Cottage and Orchard Cottage.

Design plans and layouts for each of these 4-bedroom detached properties are shown on the CWAC planning portal;

The designs and materials for each property maximise views over the rural aspects and are sympathetic to the green belt and the rural environment, as required by CWAC on approval of the planning permissions.

The Paddock
This is included in the sale title for Paddock Cottage but remains part of the greenbelt and therefore not part of the approved building development area and is sited to the rear of Paddock Cottage.

Commencement of development
The foundations for Paddock Cottage have been laid and have received the benefit of Building Control certification. The foundation cost is payable to the seller in addition to the sale price.

Community Infrastructure Levy (CIL). There is a chargeable levy explained in the addendum.

Site boundary, services and covenants
The site includes and is accessed through a track with the site boundary shown on the HMLR title number and title plan CH635042. The site of the cottages, garden and paddock is believed to be approximately 0.755 acres (0.306 ha). The boundaries are clearly defined by hedging and fencing in situ and are shown in these particulars for identification and illustration only.

There are covenants, rights and reservations in the registered title and deed of transfer dated 9th January 2015 available on request and summarised in the addendum.

The former cottages have remained derelict for 10 years or so. There is a right to connect into the mains water supply. The water connection pipe is understood to be within the boundary of the site at the entrance to the track marked water sub meter. There is a bore hole and pump on the site, which previously has provided a private water supply and to cattle. The buyer must satisfy themselves as to the viability and condition of the borehole and pump for which the seller takes no responsibility.

There is no mains gas to the site.

Access to the site is over a short length of private road marked brown on the title plan.

Viewings and Responsibilities The buyer must make their own enquiries about access, services, condition and maintenance in respect of which the seller accepts no responsibility.

All viewings are strictly by prior arrangement and to be conducted with the Agent.

The measurements are approximate only and subject to the buyer satisfying themselves as to the actual measurements.

Disclaimer The seller has provided information to the best of her knowledge but does not accept any responsibility as the buyer must make their own enquiries and satisfy themselves as to the conditions, consents, needs and requirements in every respect of this unique development opportunity.

An Addendum is available from our Waverton office identifying matters relevant to the development.
