Description
Introduction
12 Hawkmoor Parke occupies a superb position within an exclusive private estate between Lustleigh and Bovey Tracey, surrounded by open countryside and the dramatic landscapes of Dartmoor National Park. The house is set centrally within its grounds and enjoys a peaceful setting with no passing traffic, while remaining exceptionally well connected to Exeter, Plymouth, the South Hams and Cornwall.
The accommodation is generous and well balanced, with excellent reception space, four bedrooms and an attached four car garage. A southerly aspect floods the house with natural light throughout the day, while the elevated position provides far-reaching views across the moor and surrounding woodland. This is a home that offers both lifestyle and practicality in equal measure.
The Sellers Story
What first drew us here were the views. They stretch right across the National Park and out over the moor, and they are never the same twice. The light is constantly changing, and there is a real sense of openness that you notice the moment you arrive. With its southerly aspect, the house is filled with natural light throughout the day, yet in the evenings the stillness returns. On clear nights, the stars are extraordinary and even the Milky Way is visible to the naked eye.
Despite the sense of space and privacy, the house never feels isolated. There is no passing traffic, just peace and quiet, and a wonderful feeling of being immersed in the landscape of the National Park. From the garden, you can step straight out onto countless walking routes, and it is not unusual to see buzzards circling overhead or deer moving quietly through the surrounding woodland.
Day to day living here has always felt easy. Bovey Tracey is just a short distance away with all the amenities we need, and the access is excellent. The A382, A38 and A30 are all close by, meaning there are no narrow lanes to contend with. Exeter, Plymouth, the beaches and villages of the South Hams, and Cornwall are all within straightforward reach, making this a wonderfully connected location while still feeling tucked away.
The house itself has been a joy to live in. In warmer months, we love being able to open it up and blur the line between inside and out, with the terrace becoming a natural extension of the living space. In winter, it is just as special. Closing the doors, lighting the log burner and settling in as the evenings draw in.
The rooms are generous and well proportioned, so the house never feels cramped, whether it is full of family or friends.
Our favourite room is the family room, a wonderfully social space where you can enjoy the views and step out onto the terrace through the large bi fold doors. In warm summer weather, opening the windows creates a gentle through breeze, making it a very comfortable home to live in.
We have also been fortunate to have friendly, considerate neighbours nearby. Close enough to feel part of a community, yet with plenty of space around us to retain privacy and tranquillity. It is a rare balance, and one that has made living here truly special.
The Inside
The accommodation at 12 Hawkmoor Parke is generous, well balanced and arranged for both everyday living and entertaining. A welcoming entrance hall leads through to a series of well-proportioned reception rooms, all designed to take full advantage of the southerly aspect and far-reaching views.
The sitting room is dual aspect and features a modern wood burner, creating a comfortable space to retreat to in cooler months. The contemporary kitchen forms the heart of the home and opens seamlessly into the dining and family room, making it ideal for both family life and hosting. Large openings connect these principal rooms directly to the terrace, allowing the house to open up to the outside during warmer weather.
A separate study provides an excellent home-working environment and benefits from full fibre broadband (FTTP). Practicality is well considered, with a utility room and ground floor WC, along with direct access into the attached four car garage.
On the first floor, there are four well-proportioned bedrooms. The principal bedroom suite is dual aspect, enjoying far-reaching views and ample storage, and includes a private en suite bathroom. A further guest bedroom also benefits from an en suite, while the remaining two bedrooms are served by a generous family bathroom.
The Outside
The property is set centrally within its grounds of approximately 1.24 acres and enjoys an elevated position within this private National Park estate. The gardens are predominantly laid to lawn and interspersed with mature trees and established planting, creating a strong sense of privacy and space around the house.
A terrace flanks the property and is directly accessed from the principal living areas, providing an ideal setting for outdoor dining and entertaining while enjoying the surrounding views. The gardens offer immediate access onto a network of countryside and moorland walks, with Lustleigh and Bovey Tracey both within walking distance.
From a practical perspective, the property benefits from an attached four car garage with workspace, an electric vehicle charging point, and two substantial garden sheds providing further storage. The setting is peaceful and quiet, with no passing traffic, yet the house remains well connected with straightforward access to the A382, A38 and A30.
