SITUATION
Dunsford is one of the most sought after villages in the Teign Valley on the eastern side of Dartmoor, as it combines unspoiled charm and community with accessibility to the open spaces of Dartmoor, whilst remaining commutable to Exeter and further afield. Much of the village is designated a conservation area of vernacular granite and thatched houses and cottages with St Mary and All saints church, the royal oak pub, village shop/Po and the highly regarded primary school.

Lewishill lies on the edge of the village adjoining the churchyard, within walking distance of the village amenities and with an open southerly view at the front, overlooking the beautiful countryside of the Teign Valley.

Whilst the village shop provides for everyday needs, Exeter is only 7 miles via the picturesque and uncongested B3212.

DESCRIPTION
Lewishill is a traditional vernacular farmhouse that was once one of 5 in the village but has been in residential use for many years. Its Grade II* listing testifies to the character of the possibly early C16 original house and the listing describes it as “a high status medieval open hall house.”

The interiors retain plenty of reminders of its long history with fireplaces, plank doors, chamfered beams, a fine plaster ceiling in the main bedroom and spiral stone staircases. Modern embellishments have been carefully added to provide a cosy fitted kitchen with Aga, bathrooms and central heating.

In addition to the principal accommodation one wing has been converted and extended on the upper level to provide a bright 2 storey annexe overlooking the garden and on the lower level a large split level drawing room providing a generous space for entertaining. At the other end a single storey outhouse has been converted into a small studio annexe with its own kitchen and bathroom. The wide south facing terrace extending at the front of the house provides additional seating and dining area that bridges the outdoors with the indoors.

GARDENS AND GROUNDS
The garden on the south and west behind the house are a striking feature of the property with a level lawn in front of the house extending to shrubberies and woodland walks. They are remarkably private considering its position within the village. It accommodates space for a vegetable garden, and “damson tree cottage” a delightful Wendy house. The grounds behind the house form either side of a gentle wooded dell bringing a small watercourse down from the orchard above. Behind the house the former agricultural buildings now provide garaging, domestic storage and an enclosed workshop. The rear drive arrives at a forecourt behind the house where there is parking and turning space.

LOCAL DIRECTIONS: (POST CODE: EX6 7AA)
From the centre of Dunsford head away from the church and pub leaving them on your left. Just past the cottages beside the church you will see Lewishill on the left hand side.
