Whilst Everthorpe itself offers limited facilities, both North Cave and South Cave provide a wide range of local amenities including shops, post offices,
pubs, cafes and a range of takeaway outlets and hairdressers as well as local primary schools.
An attractive range of stone-faced traditional farm buildings fronts the roadside, and extends throughout the site, including brick and pantile loose boxes, storage barns and associated structures. Many of the buildings are seen to be dilapidated with some considered to be in a dangerous state of disrepair.
Viewers are advised to exercise caution on site. Entry to those buildings which have been fenced off is not permitted on safety grounds.
These period buildings are complemented by a number of more modern structures, providing a varied and extensive collection.
The plot extends to around 2.43 acres (0.98 Ha) in total. It is bounded in part by a stone wall to the roadside boundary. A hedge forming the western
boundary is to be retained by the Seller.
BOUNDARIES
Where known, responsibility for maintaining the boundaries will be shown by an inward facing “T” mark on the sale plan.
The Buyer shall, within six months of the date of transfer, at his or her own expense, erect and thereafter maintain a stock proof fence (specification to be agreed in advance with the Seller) between the points marked A - B, B - C and C - D on the attached plan (boundary to be pegged out by the Seller prior to completion).
The Seller owns the freehold title to the Property

RIGHTS OF WAY, EASEMENTS AND WAYLEAVES
The Property is sold with the benefit of and subject to all accustomed or granted rights of way, water support, drainage, electricity supplies, light, or other easements, or quasi easements and restrictive covenants and all existing or proposed wayleaves for electricity, drainage, water, gas and other pipes whether shown on the plan or indicated in these particulars or not and without any obligations to define the same respectively. There will be no right
of drainage granted over the Seller’s retained land and any existing drains are to be capped off within the Property at the Buyers expense within 6 months
of the completion of the transfer. The land is subject to a soakaway historically connected to Milestone Farmhouse and a right of access to it for maintenance and renewal. Please ask the Seller for details.
The Property has a connection to mains water and
electricity. The Property is not connected to the
public sewer.
The Seller has not tested any of the services or
installations and interested parties should satisfy
themselves with regard to the existence, location,
availability and suitability of all these services.
PLANNING
The Property has historically operated as a farmstead in conjunction with the Seller’s adjoining agricultural land.
It may offer potential for a range of alternative future uses. Prospective purchasers must rely on their own enquiries in this regard, as the Seller
gives no warranty or assurance whatsoever as to the suitability of the Property for any particular use. Any change of use will be subject to the Buyer
obtaining all necessary planning permissions and statutory consents.
Possibilities for conversion may be found under Class Q of the Town and County Planning (General Permitted Development) (England) Order 2015;
however, interested parties must undertake their own investigations. The Seller provides no guarantees relating to potential uses, planning prospects or the structural integrity of the buildings.
Any party requiring information regarding the existing or potential uses of the Property should contact the Council’s Planning and Development
Management Department.
There is no obligation on the part of the Seller to accept the highest, or any of the offers, if none is found acceptable.
VAT will not be charged on this transaction.
SELLER’S COSTS
In addition to the purchase price the Buyer will be required to make a contribution of £5,000 (FIVE THOUSAND POUNDS) towards the Council’s
selling costs, payable on exchange of contracts. Thereafter, each party will be responsible for their own legal and professional costs incurred with the
Buyer responsible for any Stamp Duty Land Tax (SDLT) that may be payable.

The Seller gives no warranty regarding the condition of the buildings, the availability of services, or the likelihood of obtaining planning permission
for any alternative use. Any reference to possible conversion, redevelopment, or change of use is made strictly without commitment and is subject
to all necessary consents being obtained from the Local Planning Authority and any other relevant bodies. Prospective purchasers must rely on their
own enquiries, inspections, and professional advice in assessing the suitability of the Property for their intended purposes. No responsibility is accepted for any loss or inconvenience arising from reliance on the information contained in these particulars.

3. The level of offer (numerically and in writing) with detail of how the purchase will be funded alongside proof of funds.
4. An outline of proposals for the Property.
5. An outline of any conditions that are attached, e.g. unconditional or conditional bid, planning etc, with indications of timescale.
