Description

A beautifully presented Grade II listed late 17th-century semi-detached barn conversion, occupying a private and enviable position within the grounds of Wootton House. Enjoying screened formal gardens, a shared driveway with parking, and a detached games/family room, the property also benefits from attractive views towards the village church.

Extending to approximately 2,150 sq. ft., this exceptional home effortlessly combines period character with high-quality modern finishes. The property is entered via a traditional stable door, leading into a welcoming entrance hall with oak-style flooring, which continues throughout much of the ground floor. Solid oak latched internal doors add to the authentic charm, while skimmed ceilings with inset spot downlighters and numerous BT and TV points provide a contemporary touch.

The impressive sitting room, extending over 20 ft., is bathed in natural light from full-height windows and offers direct access to the rear garden. The open-plan kitchen/breakfast/dining room is a standout feature, designed for both everyday living and entertaining, with doors opening onto the garden to create a seamless indoor-outdoor flow. The kitchen is fitted with quality oak units, complemented by granite work surfaces and a range cooker, combining practicality with timeless style. A separate study and utility room complete the ground floor accommodation.

Underfloor heating runs throughout the ground floor, with individual room thermostats allowing independent control, while the first floor is served by gas central heating via radiators.

The first floor is centred around a striking vaulted landing, with exposed beams continuing the character throughout. All bedrooms benefit from vaulted ceilings, enhancing the sense of space and architectural interest. There are five bedrooms in total, along with a well-appointed four-piece family bathroom. The principal bedroom features a vaulted ceiling, a walk-in wardrobe, and an en suite shower room. Bedrooms two and three share a Jack and Jill en suite, ideal for family living.

Additional benefits include fibre broadband connectivity and a alarm system for security and peace of mind.

Externally, the property enjoys well-maintained, screened formal gardens, with outside lighting, power, and water taps to both the front and rear. The property is accessed via a shared driveway serving this barn conversion, the neighbouring barn, and Wootton House, enhancing its sense of privacy while remaining part of an attractive historic setting.

- Past History -
Originally back in the late 17th Century the building was the Coaching House for the service quarters and housing for the horses that would have brought the gentry to Wootton House.

Wootton House (including the Old Barns) was built for Sir Humphrey Monoux, 1st Baronet on land he had acquired from Lord Carlisle around 1660. The house and surrounding estate passed down in the Monoux family to Sir Philip Monoux, 5th Baronet, who died in 1805 leaving 4 daughters. The majority of the estate was inherited by the eldest daughter, Mary, the widow of Sir John Payne, Bt, who went on to remarry Francis Buckworth. She remained resident in the house until 1850, after which her grandson, Sir Coventry Payne, moved in. After he died in 1873, it passed to his 15-year-old son Philip. By this time, the family fortunes, based on West Indian plantations, had dwindled, and the property was heavily mortgaged. Philip was obliged to sell it to his daughter Sybil Harriet Doyne-Ditmas in 1923, who resold it in a public sale in 1927. It has since passed through several hands.

The house kept its estate until the 1950s, when all of its land was sold off in lots, and it ended up losing its 5 or so farms and cottages. It is now surrounded by 8 acres (32,000 m2) of orchard, fields and lawns.
