Newbiggin-by-the-Sea is a coastal town located to the east of Morpeth, Northumberland.
The town is home to schools, community hub and a range of shops. Located a short drive away is Ashington, with major services including a hospital and secondary school.

PLANNING
The Site has an allocation for approximately 66 residential dwellings under Policy HOU4.
The Site is located in a low value area, with a requirement for 10% affordable housing on site (100% affordable home ownership tenure split). HOU6 outlines affordable housing provision.
HOU11 outlines homes for older and vulnerable people with 20% of new open market dwellings and 50% of affordable dwellings must comply with M4(2).

The development will be subject to coastal mitigation contribution of approximately £600 per plot (subject to indexation).
