Newbiggin-by-the-Sea is a coastal town located to the east of Morpeth, Northumberland.

The Site has an allocation for approximately 66 residential dwellings under Policy HOU4.
The Site is located in a low value area, with a requirement for 10% affordable housing on site (100% affordable home ownership tenure split). HOU6 outlines affordable housing provision.
HOU11 outlines homes for older and vulnerable people with 20% of new open market dwellings and 50% of affordable dwellings must comply with M4(2).
The development will be subject to coastal mitigation contribution of approximately £600 per plot (subject to indexation).
The planning obligations are set out in Appendices H1 (Open Space), H2 (Education) and H3 (Health). With further details of dwelling sizes etc an indicative figure for the contributions could be calculated.
