Continue straight ahead for at least a 1 mile past Llyn Fanod until you come to a crossroads with a derelict cottage on your right.. The property is on you left, to the right of the shared public right of way. The location is 52°15`42.6"N 4°02`35.0"W Please follow the Highway code by closing all gates. The small paddock at the beginning of the lane up to the tree is privately owned.

The land is undulating and rises to its west part. It its wet in nature and suitable for hardy stock such as sheep and native breed catte.
