Description
Brockeridge Park occupies a highly strategic location immediately to the south of the M50 motorway and east of junction 1. This, in turn, is approximately 1 mile west of junction 8 of the M5 motorway (Strensham Services). The site benefits from exceptional road connectivity, providing access to South Wales, the Midlands, the South West and the wider national motorway network. This prominent motorway frontage not only provides excellent visibility but also accessibility for occupiers reliant on regional and national distribution routes.
The site lies to the north west of Tewkesbury, one of Gloucestershire's principal commercial centres, and is conveniently located close to the A38 and A46 corridors which afford links to Worcester, Evesham, Stratford upon Avon and the wider East Midlands. The M5 facilitates access north to Worcester and Birmingham and south towards Cheltenham, Gloucester and Bristol.
Bruton Knowles, alongside joint marketing agents Bredon Land & Property, are pleased to offer for sale a significant commercial development opportunity at Brockeridge Park, Twyning, Gloucestershire.
The prominent site is strategically located just off Junction 1 of the M50, providing excellent connectivity to Wales to the west and the Midlands and South West via the M5 to the east.
The site benefits from outline planning permission for up to 33,329 sq m of B8 employment use, together with further outline planning permission for up to 4,533 sq m of B1, B2 and B8 uses, providing a combined development potential of 37,862 sq m (407,547 sq ft).
An Information Pack containing further technical and planning details is available upon request. For access, please contact me or Rob Champion at rob@bredonland.co.uk.
The land is offered for sale by way of Informal Tender, with interested parties invited to submit offers to the joint agents using the offer proforma contained within the Information Pack. The deadline for submissions is Friday 27 November 2026. Unconditional offers are preferred, although conditional offers will also be considered.
The main part of the site was granted outline planning permission via appeal on 29th June 2026 under Appeal Ref: 6003077.
The appeal had been made following the refusal by Tewkesbury Borough Council of an outline planning application (ref: 21/01498/OUT) with all matters reserved apart from access dated 8th December 2021.
Outline planning permission is granted for "the extension of Brockeridge Business Park to provide for up to 33,329 sq m of B8 employment use classes, together with associated landscaping, drainage, infrastructure and highwaysÖ..in accordance with the terms of the application and subject to the conditions set out in the schedule at the end of this decision."
A further outline planning permission was obtained in January 2019 under reference 18/00368/OUT. This granted permission for the construction of 4,533 sq m of Class B1, B2 and B8 development, together with associated highways, drainage infrastructure and landscaping. All matters were reserved bar access. The permission restricts the heights of buildings on this land to no more than 8 metres to eaves (10 metres overall).
We understand that this permission has been implemented by virtue of the construction and subsequent Building Control sign off of foundations on site.

Flood Risk
Environment Agency open data, checked around the advertised map pin for the listed acreage. Long-term risk counts flood defences; the planning map's flood zones do not. The map pin for this listing marks the postcode area rather than the exact location, so these readings describe the surrounding area. Provided by LandSale, not the listing agent, and not part of the agent's particulars. Risk varies across a holding, so verify before committing.
