Enjoy the best of country living with this beautifully presented and much improved four bedroom detached bungalow, set along a peaceful country lane with just under 3 acres of gardens and grounds. STEP INSIDE
The main entrance hall provides a natural separation between the principal living accommodation and the bedroom wing. Arranged entirely over one level, the property offers generously proportioned accommodation with a practical and well-considered layout.
The sitting room is a particularly comfortable space, enjoying views over the front garden through windows fitted with shutters. A centrally positioned fireplace housing a wood-burning stove forms an attractive focal point, adding warmth and character to the room.
To the rear of the sitting room is the spacious open-plan kitchen and dining room, providing an excellent space for both everyday living and entertaining. The kitchen is arranged around a central island, with ample cabinetry and storage, whilst the dining area offers plenty of room for a large table and chairs.
Further practical accommodation includes a boot room, which also serves as a utility room, together with a separate cloakroom.
The bedroom wing comprises four well-proportioned bedrooms. The principal bedroom benefits from a walk-in wardrobe and a recently refurbished en-suite, finished to a high standard. The family bathroom has also been tastefully modernised and features a contemporary white suite with a bathtub.
STEP OUTSIDE
The outside space is a particular feature of the property, offering a wonderful opportunity for those seeking a country lifestyle, whether for keeping animals, hobby farming, growing their own produce or simply enjoying the freedom and privacy that comes with having land. In all, the grounds extend to just under three acres, providing plenty of space for both practical and recreational use.
To the front of the property, there is ample off-road parking, complemented by a pretty and colourful front garden which provides an attractive welcome to the home.
Immediately to the rear of the house is a generous patio, ideal for summer barbecues, outdoor entertaining and al fresco dining. Beyond this is an area of lawn, providing space for children to play or simply to relax and enjoy the surroundings. This part of the garden is currently enclosed, making it particularly well suited to those with dogs.
The remaining land is thoughtfully divided into paddocks, an orchard and a productive vegetable garden, offering excellent scope for those with an interest in smallholding or a more self-sufficient way of life.
A substantial agricultural barn provides further versatility and is currently divided into four sections, accommodating stabling and useful storage. There is also a separate field shelter, together with a garage adjoining the main house.
LOCATION AND SITUATION
The property enjoys a convenient rural location, with excellent access to the surrounding countryside, nearby market towns and wider transport links. The North Devon Link Road (A361) is approximately 1 mile away, providing a straightforward route towards the M5 motorway at Junction 27 and Tiverton Parkway railway station. SELLERS INSIGHT
“What we have loved most about living here is the wonderful sense of space, privacy and freedom. We are surrounded by countryside, with no neighbours overlooking us, yet we have never felt isolated. It is that perfect balance of peaceful rural living whilst still being within easy reach of everything we need.
One of our greatest pleasures has been making the outside space our own. We have created a vegetable garden, fruit beds and an orchard, and have spent countless happy hours planting, pottering and picking our own produce. There is something incredibly rewarding about collecting freshly laid eggs from the chickens, watching the donkeys peering over the fence and enjoying the abundance of wildlife that visits the garden. From woodpeckers and pheasants to the occasional hedgehog, there is always something lovely to see.
Summer evenings here are particularly special. We love sitting in the hot tub with a glass of wine, listening to the birdsong as the day draws to a close, before watching the stars appear in the beautifully dark night sky. The large, secluded patio has also been a wonderful place for entertaining friends and family, with plenty of space to enjoy long, relaxed afternoons and evenings together.
Inside, the kitchen has always been the heart of our home. With its large extending table, it is a space where we can cook, chat and spend time with family and friends. We have also enjoyed hosting craft afternoons, whilst the barn has given us endless possibilities, whether caring for animals, working on projects or preparing seeds for the next growing season.
Another feature we have particularly appreciated is the private, no-through lane. With no passing traffic, it feels wonderfully peaceful and safe. We have divided the land into two paddocks, alongside the separate orchard and raised fruit and vegetable beds. The secure garden has been ideal for our dogs, and being able to open the gate into the paddock gives them even more freedom to run and play.
Although we enjoy such a lovely setting, there is a sense of community here. We have a handful of good neighbours, and the village shop is open seven days a week for everyday essentials. The annual village fête is always a highlight, bringing everyone together, whilst quiz nights, wine tastings and skittles at the local club offer plenty of opportunities to socialise.
We also love how convenient the location is. Tiverton is only around ten minutes away, with its shops, supermarkets and everyday amenities, as well as access onwards to the M5.
This has been so much more than just a house to us. It has been a place where we have been able to enjoy the outdoors, embrace country living and create so many happy memories with family and friends. We will miss the space and the lifestyle enormously. If we could pick the property up and take it with us, we would in a heartbeat.”
