Description
** INFORMAL TENDER TUESDAY 24TH NOVEMBER 2026 - 12P.M MIDDAY**
3.97 acres of Amenity Land with strategic development potential on the leading edge of the village. Adopted Highway to boundary -Great accessibility - Pre-App response from Dartmoor National Park Planners highlighting some limited opportunities for development.
LOCATION & PROPERTY
The Property is on the leading edge of Whiddon Down as
you pass through the village, potentially accessible from 2
sides via the A382 main road. The current field gate is
just off the roundabout on the Moretonhampstead road.
The Property is located between the A382 on 2 sides, and
the previous housing development known as Barn Park, to
the east of it.
Whiddon Down straddles the boundary of West Devon and Dartmoor National Park, and currently has a pub, Service Station with Shop, Restaurant and Hotel, and has excellent access via the A30 to Okehampton and Exeter. The Land is broadly level and has most recently been used for grazing.
Do note there are the remains of previous groundwater monitoring wells on the site, which will not be removed.
PLANNING & DEVELOPMENT
The Property is not allocated currently for development in
the Dartmoor National Park Local Plan, and is adjacent to
the current Settlement Boundary, but not currently within
it. It therefore has potential for Amenity Use or promotion
for potential strategic development in the future.
Discussions have taken place previously with the Planners
about the ability for this site to come forward as an Exceptions Site and if it provides Community benefit (which includes provision of Employment facilities), it may qualify for the lower level of Affordable Housing.
Against this background, a party who previously had an
Option to buy the site to develop the whole for mixed use,
undertook a “Pre-App” with the Planners. A relatively
negative response was received, but with some opportunities to consider a smaller scheme which may be acceptable. Buyers should make their own investigations.
SERVICES
Buyers should make their own enquiries. Buyers should note there is a South West Water Trunk Water Main crossing the site on the southern boundary – exact location not known.
NFORMATION PACK
Is available from the agents and contains copy of the Title Register and Pre-App Letter and accompanying Plan. The Sellers have no further information.
METHOD OF SALE
The Property is being marketed on an Unconditional basis only, by Informal Tender. Further details in the covering
letter.
