What We Say

This wonderful residence is one of eight executive barn conversion that are situated within an fabulous, exclusive, gated community that was constructed just two years ago. The property is the perfect ‘lock up and leave’, oozing class and opulence with the attention to detail evident with only the finest materials used. The location is sublime and will undoubtedly appeal to any discerning commuters, beautifully blending countryside living with easy access to Chelmsford railway station that allows access to London’s Liverpool Street in under 30 minutes.

What the Owners Say

This has been an amazing home for me and, quite literally, my dream home. I have absolutely loved living here, and the friendly neighbours and fantastic sense of community have made it a truly special place to call home. I will particularly miss the numerous walks with my dogs, immersing myself in the beautiful surrounding countryside, nature and wildlife. An unexpected opportunity has presented itself for me to relocate abroad and as a result, I have reluctantly decided to move on and give another family the opportunity to enjoy this wonderful home and its surroundings as much as I have. For ease I am pleased to be able to offer the property for sale with no onward chain.

History & Background

This stunning unlisted barn conversion was converted two years ago and this outstanding four-bedroom home combining distinctive barn heritage and stylish contemporary living. Arranged over two spacious floors and offering approximately 2300 sq ft of thoughtfully designed space, this unique residence benefits from a wonderful wraparound garden and spectacular countryside views, delivering rural tranquillity just three miles from Chelmsford’s vibrant centre.

Setting & Location

Entered via secure electric gates, the development offers privacy and exclusivity with nearly two acres of communal meadowland, landscaped gardens, courtyard and natural ponds. The highkly desirable village of Chignal Smealey lies to the north-west of Chelmsford, within a rural setting that provides access to both countryside surroundings and the city centre. The area benefits from a range of everyday amenities, including supermarkets such as Morrisons (approximately 3 miles) and larger retail facilities including Tesco Superstore and Sainsburys Chelmsford superstore, both within 5 miles, offering a broad selection of shopping and services.

For education, there are a number of primary and secondary schools within the wider Chelmsford area. Nearby options include Lawford Mead Primary and Nursery School (approximately 3 miles), while the city is also known for grammar schools such as King Edward VI Grammar School and Chelmsford County High School for Girls, both within approximately 4-5 miles. In addition, The Beaulieu Park School, an all-through school to the north-east of the city, and New Hall independent school are within 7-8 miles. Many of these schools are rated “Good” or “Outstanding” by Ofsted, contributing to the area’s strong educational provision.

Transport links are convenient, with Chelmsford railway station located approximately 5 miles to the south-east and the new Beaulieu Park station with extensive parking approximately 8-9 miles away, both providing direct services to London Liverpool Street in around 35-40 minutes, making it suitable for commuting. Road connections are also favourable, with access to the A1060 and A414 linking to the M11 and wider Essex road network.

Ground Floor Accommodation

Quality and craftsmanship are evident throughout, from the powder-coated aluminium windows and hand-painted timber doors with elegant ironmongery, to the oak staircase and glass balustrade that make a memorable first impression. The heart of the home is the bright, open-plan kitchen, dining, and living area, enhanced by Mandarin stone and engineered oak flooring, bespoke finishes and an abundance of natural light. The handmade Thomas Hammond kitchen features luxury quartz worktops and high-end Siemens appliances, with a separate utility for practical day-to-day living. Completing the ground floor accommodation is a private study and a cloakroom.

First Floor Accommodation

On the first floor all four bedrooms are beautifully proportioned and feature wonderful views. Three benefit from luxurious en suite shower rooms, while the principal suite offers bespoke fitted wardrobes. The bathrooms suites are finished to an exceptional standard with bespoke cabinetry and premium brassware. Technology and comfort are seamlessly integrated, with Sonos audio, CAT 6 wiring, Control 4 system, underfloor heating via an air source heat pump, security alarm, and electric blinds.

Grounds

Externally, the property is complemented by a detached barn-style double garage/cart lodge, together with two additional allocated off-street parking spaces and an EV charging point.

The south-east facing rear grounds are a particular highlight, enjoying splendid far-reaching views across the surrounding open countryside. Predominantly laid to lawn, the gardens are framed by an expansive wraparound sun terrace, creating an idyllic setting for outdoor entertaining, al fresco dining and relaxing with family and friends whilst enjoying the sunshine and tranquil rural surroundings.

In all, the grounds extend to approximately 0.27 acres (stls).

Flood Risk

Environment Agency open data, checked around the advertised map pin for the listed acreage. Long-term risk counts flood defences; the planning map's flood zones do not. The map pin for this listing marks the postcode area rather than the exact location, so these readings describe the surrounding area. Provided by LandSale, not the listing agent, and not part of the agent's particulars. Risk varies across a holding, so verify before committing.
