Description
A well located, accessible arable holding close to the City of Lincoln. In all extending to about 206.58 acres (83.60 hectares).
Situation and Description
The land at Whisby Hall Farm is situated to the west of the hamlet of Whisby, and to the southwest of the City of Lincoln (6.9 miles).
The land lies just 1.5 miles from the A46 which in turn provides access to the A1 at Newark-on-Trent (12.2 miles).
The land is accessed directly off Eagle Road which forms the northern boundary. The access is via a quarry haul road, and a right of way shall be granted to an incoming purchaser/s.
The farmland is classified as being principally Grade 3 and the land will support a variety of cereal cropping, potatoes, and root vegetables. Past cropping has included winter wheat, Winter barley, Maize, Potatoes, Carrots and Winter Oilseed .
The land has the benefit of an abstraction licence (and part underground main) for the supply of up to 28,600 cubic metres of water per annum for spray irrigation (expiring March 2028).
According to Soilscape (England) the soils may be described as naturally wet very acid sandy and loamy soils with a small band of heavier slowly permeable seasonally wet slightly acid but base-rich loamy and clayey soils.

Tenure and Possession
The freehold of the property (excluding all mines, minerals and working rights) is for sale with vacant possession upon completion.
Buy-Back Option
The property is offered for sale subject to a buy-back option for a period of 50 years from the date of completion.
The buy back option will allow for the Vendor to serve notice to exercise the buy back option over the property (or any part) at any time for market value.
Should the option be exercised within 10 years from the date of completion then the payment provided shall be market value plus additional payment based on a percentage of the market value.

Restrictive Covenant/s
The sale will be subject to a restrictive covenant over the existing woodland areas, requiring the woodland to be maintained as established woodland and not to fell any woodland parcels. General maintenance of the woodlands is permitted.
The sale will be subject to a restrictive covenant restricting the use of the property to agricultural use only, excluding the development of (1) the development of one single dwelling and (2) the development of up to 10,000 sq.ft. of commercial use development.
Abstraction Licence
The property benefits from irrigation with underground main from a nearby former quarry lake to the east of Thorpe Road. The latest summer abstraction licence allows for up to 28,600 cubic metres per annum and expires on 31st March 2028. An extension to this licence is being
