Description
Apple Barton is an attractive detached barn conversion set in a glorious semi-rural location just outside the popular North Somerset village of Kingston Seymour. The property offers a perfect lifestyle opportunity for buyers who are searching for the rural idyll with lots of future potential, in a delightful countryside setting without being isolated.
The property is approached off Bullocks Lane, a quiet no-through country lane that it shares with just a handful of other properties. As the lane sweeps around to the left, you will find the entrance to Apple Barton, which is enclosed by neat post-and-rail fencing, adding to the rural charm of the property. A generous gravel driveway leads you to a substantial parking area which can accommodate multiple vehicles and even a caravan, boat or horse trailer. In front of you, you will see a large brick-built outbuilding with an open garage and a number of useful storage rooms for wood, outdoor equipment and such like. The outbuilding offers huge future potential (subject to planning permission). The main barn itself is entered through a smart glazed passageway which links what was originally two separate barns.
To the right of the entrance passageway, you will find an impressive 22'4" sitting/dining room which spans the full depth of the barn and features a dramatic vaulted ceiling and a fantastic 15' mezzanine. This room also benefits from a handsome fireplace with a cast-iron wood-burning stove, beams to the ceiling and French doors to the side leading to a discreet private sitting area, which in turn opens onto the rear garden. An open-tread staircase to the rear of the room leads you up to the versatile mezzanine area, the perfect spot for quiet reading time, a music room or indeed a library/office space.
Beyond the sitting/dining room, you will find a charming farmhouse-style kitchen with plenty of room for a breakfast table. This light and airy room is blessed with a lovely dual aspect, with windows looking out to the impressive garden. The kitchen is well fitted with a range of traditional hardwood wall and base units and space for a Welsh dresser. There is an integrated double oven, electric hob, plumbing for a dishwasher, integrated fridge and freezer and microwave oven. A door at the rear of the kitchen leads you into a handy utility room with a useful adjacent cloakroom, and a door to the garden. The utility room houses the property’s oil boiler and has plumbing for white goods.
Moving back to the entrance hallway, to the left you will find a small lobby area which has a staircase rising to two of the property's three first-floor bedrooms, plus a storage cupboard. On the ground floor, you will find another two or three double bedrooms and a bathroom with a full three-piece white suite. The ground-floor rooms are exceptionally versatile, and there is huge potential to create a self-contained annexe to the end of the barn if desired. Within the largest ground-floor bedroom, which lies to the end of the barn, there are delightful dual-aspect windows, including a huge floor-to-ceiling window with a fantastic outlook to the garden. Within this room, a second staircase rises to provide access to a further bedroom which is currently utilised as a hobby room. With just a little minor alteration, this room could easily be linked through to the other first-floor bedrooms and bathroom.
Outside, the hugely impressive grounds of the property are sure to impress those with green fingers, as our current owners have skilfully created a wonderful garden packed full of a rich variety of trees, plants and flowers, which enjoys a high degree of privacy. Particular features of the garden are the thoughtfully positioned seating areas, perfect for enjoying family time and intimate dinner parties; a delightful natural pond which thrives with wildlife; sweeping edged lawns; and a substantial kitchen garden, which is absolutely packed with productive fruit trees and vegetable plants to nurture and enjoy. As previously mentioned, there is a large brick-built outbuilding, plus space for greenhouses, garden sheds and a discreetly positioned oil tank.
What we love about the property ... There is no question that Apple Barton impresses at every turn. It is such a unique property, with an incredible garden and delightful setting. Whilst the property has been very well maintained, it is now ready for a lucky buyer to take it to the next level and create their own dream move to the country.
Situation: The village of Kingston Seymour is an attractive and sought-after hamlet between the North Somerset village of Yatton and the Victorian seaside town of Clevedon. A quintessential English country village, with its village green, ancient church and village hall, it is surrounded by countryside with lots of walks and a rural atmosphere, yet Yatton and Clevedon are only a short drive away. Yatton boasts an excellent range of shopping, social and recreational facilities, a bus service to Clevedon and Weston-super-Mare, and a mainline railway station giving access to Bristol and on through the UK. On the other side of Yatton is Cadbury House with its hotel, restaurants, health club and spa. Kingston Seymour also has its own well-stocked fishing lakes and has won the 'Best Kept Village Award' on a number of occasions, plus a 'National Community Village' award. There is an infants' and junior school at nearby Yatton, with secondary schooling at Backwell. Private schools are in the area, at Wraxall, Bristol, Sidcot and Wells. The nearest motorway interchange is at Clevedon, giving national motorway access, and Bristol Airport to the east is some 15–20 minutes' drive away. There is also convenient train access to London, as well as a direct coach pickup point for both junior and senior schools just a short walk from the house.
Directions: Travelling on the B3133 from the outskirts of Yatton towards Clevedon, turn left at Kingston Bridge, just past The Bridge Inn, towards Kingston Seymour. Continue over the bridge into the village and, at the village triangle, take the right turning into Back Lane and continue down the road until you see Bullocks Lane on your right. Turn into the lane, pass the small track on the right, then take the right-hand fork, where you will find the entrance to Apple Barton a few yards down on the left.
