Description
Family home with well laid out equestrian facilities set in about 2.45 acres
Mapperton Hill Farm has been sympathetically modernised and enjoyed as a family home over the last 13 years by the current owners. Accessed directly from the B3092, a private gated entrance opens to a gravel driveway which leads up to the house and buildings, set well back from the road.
The house is a charming period stone 4 bedroom family house with light and bright rooms throughout, benefitting from high ceiling heights and many period features. The house has recently been re-pointed on three sides.
On the ground floor is the lovely Kitchen with fitted units and electric Aga with an open plan design leading into the Dining Room. A door from the kitchen leads through to the cosy Snug with multi-fuel wood burner. At the front of the house is the Entrance Hall and spacious dual aspect Sitting Room with open fire.
Stairs from the Hall lead up to the first floor with four Bedrooms benefitting from far-reaching views across the surrounding countryside and a Family Bathroom.
At the rear of the house is a covered Boot Room which links the main house to the useful outbuilding with WC and Utility Room with store above plus a workshop. There is also a garage and store room at the side of the house.
There is a large lawned garden at the front of the house with apple trees and at the rear is a secluded garden with seating area plus outside WC.
A bank of solar panels tucked in the rear garden provide a useful source of electricity to the property.
At the rear of the house is an enclosed concrete yard and two stable blocks. The large yard is perfect for parking horse trailers or lorries.
The timber stable block comprises three stables and a tack room with a post and rail fenced enclosed yard.
The concrete block barn contains another three stables and could be used for a wide range of purposes, subject to planning.
At the side of the house is the post and rail fenced 20m x 40m sand school which was put in about five years ago and has a carpet fibre topping.
Mapperton Hill Farm totals approximately 2.45 acres bordered by mature hedgerows and there are two main stock fenced turnout paddocks plus two all-weather turnout paddocks.
There is a gateway from one of the paddocks directly on to the country lane leading to Huntingford giving the property excellent accessibility to a network of public rights of way and country lanes for hacking.
