The Site
The land at Mossilee extends to some 5.16 acres (2.09 hectares) or thereabouts of permanent grassland currently being used for the purpose of agriculture. The site borders Victoria Park an area of green open space to the north, a housing development to the East, Mossilee Road and residential houses to the south and open farmland to the west. The sites boundaries consist of livestock fencing, wooden garden fences and dry stone walls.
The sites’ elevated position will provide any development with views of the surrounding hills and farmland. The site is predominantly flat, with some undulations and gentle gradients across parts.

The land is registered with Registers of Scotland as one block under title number SEL2310. The field is also IACS Registered.

The plot is located within the Galashiels Development Boundary and identified for housing within the Scottish Borders Council Local Development Plan 2024. · Existing trees on northern and western boundaries of site to be retained and protected
· Archaeological interests require to be investigated and mitigation measures may thereafter be required. It is likely a watching brief will be required during development
· Consider the potential for culvert removal and channel restoration
· Investigation of surface water runoff required with potential mitigation measures during design stage.
