The land is situated on Rainsbutt Road, which lies to the north west of the town of Crowle, within the Isle of Axholme, in North Lincolnshire.

Description
The land comprises two separate fields, both with road frontage onto and access from Rainsbutt Road. The land is all classified as being Grade 2 on Sheet 104 of the Provisional Agricultural Land Classification Maps of England and Wales as historically published by the Ministry of Agriculture, Fisheries and Food. The Soil Survey of England and Wales identifies the soils for Lot 1 as being principally from the "Romney" Association with their characteristics described as "deep stoneless permeable calcareous coarse and fine silty soils" and as suitable for "sugar beet, potatoes and cereals, some field vegetables and horticultural crops". The soils for the balance of Lot 1 and for Lot 2 are similarly identified as being from the "Fladbury" Association with their characteristics described as " stoneless clayey, fine and silty loamy soils" and as suitable for "permanent grassland with occasional winter cereals".

Tenure and Possession
The land is owned freehold and it is being sold with the benefit of vacant possession on completion.
