Planning
The property has no recent planning history however, the site is allocated for employment use within the Woodcote Neighbourhood Plan 2013 - 2035 (Site WNP2-43a/ Policy ES1). A pre-application enquiry was submitted to South Oxfordshire District Council in May 2024, seeking advice on the redevelopment of the former coal yard for commercial startup employment units. A written response was issued in June 2024 confirming that, in principle, the proposed employment development was acceptable. Copies of the pre-application submission and the Council's response are available from the Agents upon request.

The overage provision will apply for a period of 35 years from the date of sale.
