PROPERTY

Colvase House provides over 243 sq m of well proportioned accommodation which captures the natural light throughout the day. The ground floor includes four reception rooms, comprising a large main sitting room with a limestone fireplace and separate woodburning stove, a southwest-facing conservatory overlooking the gardens and valley, a family room which includes a decorative fireplace and a study/formal dining room. The kitchen/breakfast room is fitted with modern units, integrated appliances and space for informal dining, with an adjoining utility/boot room and scope to create an additional bathroom.

Upstairs are four double bedrooms, three of which enjoy elevated views across the wooded valley, including a generous 39 sq m principal bedroom with built-in wardrobes. There is a separate shower room which could be easily converted into an en-suite for the principle bedroom together with an additional family bathroom.

The grounds extend to approximately 15.97 acres in total and provide an attractive setting for the house, with south-facing terraces, bluebell woodland and spacious clearings. A stream runs along the southern boundary before joining the nearby River Seaton. To the front and side of the house, south and west-facing patios are accessed from the conservatory and offer excellent space for outdoor dining while enjoying the privacy and valley views. The property is accessed via a private lane and has parking for several vehicles, a detached garage and workshop/store. Further outbuildings include a garden shed, barn, aviary and stable block with concrete hardstanding and mains electric, with the buildings and garaging extending to over 200 sq m in total.

LOCATION

Despite the property’s secluded nature, it is extremely well placed. The town of Liskeard is located 5 miles to the northeast in which Liskeard station can be found which offers transport links to London Paddington. Looking south, the seaside town of Looe is located just 6.6 miles away. Between them the towns offer a wide range of amenities including primary and secondary schooling, restaurants and eateries, healthcare facilities, and much more.

The larger settlements of Bodmin and Plymouth are both within easy commutable distance, being just a 30 minute and 45 minute drive away respectively.

The east Cornish countryside offers extensive hiking opportunities, including along the South West Coast Path. The beaches of Seaton and Downderry, which are both dog friendly, are a short walk away through the River Seaton Valley. At low tide it is possible to walk between the two beaches along the foreshore. The area offers a wide range of outdoor activities including sailing, riding and cycling.
