The site is located within the development limits of Carmarthen, within the administrative boundary of Carmarthenshire County Council. LOCATION

CARMARTHEN is the main strategic town of West Wales, being positioned on the A40 and M4, just north of Swansea, with connections down to Pembrokeshire.

There are also national rail connections to Swansea, Cardiff and London, being a short distance from the development site.

The site is within 1 mile from the A48 and the M4.

The town of Carmarthen offers a range of high quality strategic services including regional hospital, Trinity St Davids University, S4C TV stuidos, range of local and national retailers, retail parks, local cafes, bars, restaurants, supermarkets, places of worship, excellent leisure facilities, large industrial estates.

PLANNING

The development is allocated within the merging Carmarthenshire LDP. Site Reference GA1/MU1, included within the Local Development Plan (2006 - 2021) and the emerging local development plan.

The land is identified within the West Carmarthen strategic development site which is allocated for 1,4000 homes with public transport, education and community proposals to support the residential expansion of the town.

A full planning brief for those with a bona fide interest has been prepared on behalf of the client and is available on request.

No Planning Permission has been granted previously for the development of the site, with the land owner now seeking a development partner to move forward this scheme through the LDP application process.

Each party must satisfy themselves for the future proposals for development.

POWER LINES

The on-site pylons will be removed in October 2026 (current timetable at time of marketing) as part of an agreement with National Grid.

The cabling is being diverted into the footpath and roads at the front of the site.
