Description

A unique opportunity to acquire a 1.15 acre Development Site with full planning granted for 14 units and proposed as an exclusive development of 9 apartments and 5 detached dwellings.

Location
The site is within a residential area approximately 0.5 miles north-west of the centre of the busy market town of Carmarthen. The land, covering approximately 1.15 acres, includes the imposing Lime Grove House, a substantial Victorian suburban house designed in the Italianate style. The Grade II Listed Building fronts onto Lime Grove Avenue, linking Carmarthen with Trevaughan.

The detached Lime Grove House dates to the 1850's as a residential dwelling and was converted to office use in the 1970's, in which use it remained until the end of the last occupational lease in 2014. It has since remained vacant.

The main building has a net internal area of 668M2 (7.190 ft2 ), with solid masonry elevations beneath slate roofs. The main striking features of the house - two buff brick chimney stacks, are crowned by square crested pots, ten per stack.

Planning
Planning Permission was granted on 28th October 2024 under application reference PL/05392 for the conversion of former offices into 9 flats, including demolition of detached lab offices and side lean-to toilets and boiler room additions and construction of 3 detached dwelling houses and 2 detached bungalows.

Listed Building Consent for the development was granted on 11th March 2024 under application reference PL/05410. The works hereby permitted shall be begun before the expiration of five years from the date of the consent. There are no s.106 or CIL requirements and the property is not located in a conservation area.

The opportunity exists for any buyer to develop the site for alternative uses (e.g boutique hotel, GP surgery etc) subject to the usual consents. A full planning pack and legal pack can be provided upon request.

Town & Country Planning
Interested parties should make their own enquiries with Carmarthenshire County Council Planning Department.
