Description
The land extends in all to approximately 1.81 acres (0.73 hectares) and is divided into two parcels by the access serving a neighbouring, separately owned property (Shepherds Bridge).
The main parcel lies to the north and comprises a single field enclosure extending to approximately 1.74 acres (0.70 hectares).
The field is flanked to the east by Yewdale Beck, which is bordered by a fine variety of broadleaf trees. As shown on the sale plan, in the northernmost section of the parcel the ownership includes part of the beck together with a small island, from which the land takes its name. There is no fence along the beck side boundary. The parcel is slightly undulating in nature and falls slowly away to the beck along its easterly edge.
