SITE OVERVIEW:
Extending to approximately 11.52 ha (28.47 acres), the site is flat in the main, consisting of mainly agricultural land and the existing Station Farm farmstead, a range of buildings and hard standing occupying a prominent portion along the sites south eastern boundary fronting Sleaford Road. The land is bound by open fields to the north and west, existing residential properties to the east and Tattershall Lakes resort beyond Sleaford Road to its south.

The development site is located on the western fringes of the village of Tattershall. Tattersall together with the adjoining village of Coningsby offer a range of facilities including primary school and convenience retail facilities. RAF Coningsby is within close proximity. The village is conveniently located for Sleaford (18km), Boston (22km) and Lincoln (28 km), all accessible by a regular bus service.

TOWN PLANNING:
Outline planning permission for up to 125 residential dwellings was granted planning consent by East Lindsey District Council in July 2023 (TP ref: S/175/02585/21). Reserved Matters need to be submitted within 4 years from the date the Outline planning permission was granted.

As part of the Planning Permission a Sec. 106 Agreement has been entered in to requiring 30% of the total number of units as affordable housing provision together with the following financial contributions:

The land is not located in a Conservation Area. Whilst the majority falls within Flood Zone 1, part of the north western area of the site falls within Flood Zone 2. The master plan does not propose any development within the Flood Zone 2 land.
