Situation

Exmouth is the third largest town in Devon with a population of 34,432 (in the 2021 census). The town has around 3 miles of golden sands and is surrounded by beautiful Devon countryside. The town has an excellent range of leisure, recreational and sports facilities with a good thriving shopping centre and a variety of restaurants, pubs and cafes, including Mickey's beach bar and restaurant which is owned by Michelin- star chef Michael Caines.

Exmouth is easily accessible as it is only 12 miles south of the Cathedral City of Exeter. Exeter provides a connection to the M5 motorway and A30. There is also a mainline train station providing regular links to London Paddington and Waterloo.

The site is also within easy access of Budleigh Salterton which boasts almost two miles of a very pleasant pebble beach, local facilities and a range of clubs and social groups. Woodbury Park Golf & Country Club is only a couple of miles away with an excellent Championship golf course, hotel and sports club and Woodbury Common is within walking distance with trailed walks and excellent riding and bridle paths.

Directions

From Exeter / Topsham, head towards Exmouth along the A376 passing signs for the villages of Ebford, Exton and Lympstone. On approaching Exmouth continue along the Exeter Road, past the traffic lights and at the roundabout by the bus station, turn left and then at the next roundabout turn right. Follow this road past the shops and at the top of the hill, at the next roundabout go straight across onto Rolle Street and then into Douglas Avenue.
