Description

Comment from Robert Reed of Gascoigne Halman

Weetwood is a rural hamlet, located between Willington and Oscroft. Kelsall is well known locally as ‘Little Switzerland’ and sits on the Sandstone Trail. The area as a collective is widely regarded to be one of the prettiest areas in this part of Cheshire. The subject property proves this point well, with excellent views. It is offered for sale for the first time in its history, having been acquired as an unconverted barn in 2003 and meticulously restored and converted thereafter. It has remained in the same family ownership the entire time and due to a relocation out of the area, is now offered for sale with no chain.

Property rarely comes for sale in Weetwood. When people move in to the area, they usually love it and accordingly, never want to leave!

There are attractive walks on the doorstep including the Sandstone Trail and Delamere Forest. The dwelling stands on a good size plot, totalling 2.5 acres of which about 0.30 acre is formal garden. There is ample parking and the paddocks are served by a stable block / store and a detached double garage and workshop. The latter also has a useful loft storage space. The combined size of the outbuildings is an impressive 934 square feet.

The size, scale and flexibility of the accommodation is pleasing and I see it as a most suitable home for growing families (with the catchment area for both primary and secondary schools being impressive) or perhaps those looking to downsize from larger property, but who still seek a sense of space and tranquillity.

At ground floor level there are two reception rooms and a good size breakfast kitchen, WC and utility. The layout upstairs is well planned with four bedrooms, two en suites, a family bathroom and with each bedroom having built in storage options. As one would expect, there is a pleasing blend of tasteful contemporary quality with original and traditional features one would associate with a barn.

So, if you want to escape to the country whilst still being within comfortable distance to nearby commercial centres and villages, this is an amazing opportunity.

Location

Weetwood is a small Cheshire hamlet which lies close to picturesque Utkinton and Oscroft and also the larger villages of Tarvin, Kelsall and Tarporley. Weetwood, known as 'Little Switzerland' is a beautiful semi rural hamlet just over a mile from the nearby village of Kelsall. The area as a whole has access to glorious countryside with some of Cheshire's best walks quite literally on the doorstep. The Sandstone Trail, Willington Hills and and rural lanes of Utkinton all interlink so as to provide a first class rural environment of outstanding natural beauty and tranquillity. For those who enjoy a traditional pub in a superb location, ‘The Boot’ is within walking distance as is the Willington Hall Hotel.

Nearby Kelsall is an extremely popular semi-rural Cheshire village that combines excellent day-to-day amenities and a superb position amidst some of Cheshire's most picturesque countryside.

Within the village there is a large Co-operative convenience store, a renowned village butcher, pharmacist, ladies hairdresser and recently opened coffee shop known as ‘Citrus’. More over there is an well used community hall / social club, Doctors surgery, Vets practice, well attended Parish Church and Methodist Chapel.

Recreationally Kelsall features tennis courts, playing fields with specialist children's play area and a wonderful collection of walking routes in the surrounding countryside, especially the well-known sandstone trail. The area as a whole has access to glorious countryside and places of significant interest that include ancient castles, boating facilities on nearby canals and the outstanding Delamere Forest.

There are a number of pubs in the village, but worthy of particular attention is that in recent times Brunning & Price have completed their full refurbishment of the pub in the centre of the village, The Morris Dancer and The Oak has also built a strong reputation. The Farmers Arms runs as a café in the day and pub at night. This outstanding public house/restaurant has already been met with wide acclaim and is worthy of inspection along with The Boot Inn, famous to all locals for the amazing homemade pies!

Weetwood Ales the award winning brewery, distillery and tap room is all but a short walk away. Weetwood Ales have brewed well over 1 million pints, and strive to minimise their environmental impact by using solar energy, spent grains are donated to local farmers to feed cattle, their gglass bottles and packaging are recyclable and finally all their casks are used over and over again.

For those with educational needs, Kelsall has an outstanding Ofsted rated primary school on Flat Lane, which in turn feeds into the nearby Tarporley High School. There are other well regarded schools in the villages surrounding including Kings & Queens of Chester, Abbeygate and The Grange in Hartford.

Anyone needing to commute will find great transport links to the M56, M6 and M53. The A49, A51 and A55 all link to key areas of commerce and interest, including Liverpool, Manchester, Warrington, Wrexham, and nearby Chester. Rail services from nearby village stations including Delamere and Hartford allow further access to the North West whilst there are large stations in Chester and Crewe. Two international airports can be located within 45 minutes drive - Liverpool John Lennon International Airport and Manchester International Airport.

Directions

Leaving Tarporley along the High Street in the direction of Chester, as you come to the edge of the village having passed Forest Road, take a right turn onto Utkinton Road (before you reach the A49 roundabout). Follow this road for a while, continuing straight over a cross roads when Utkinton Road becomes John Street. Proceed along John Street passing Rose Farm Shop on your right and continuing through the rural lanes of Utkinton. Follow this road until you reach a T junction with Willington Hall Hotel opposite you. Turn right at this junction onto Willington Lane and continue until the next crossroads, at which point take the left turn. The second left off this road is Mill Lane which has a small road name sign stating MILL LANE CUL DE SAC. Shortly before the end of the lane the subject property will be located on the left hand side.
