Description

SITUATION
The land lies on the south side, and within, the private Dormans Park Estate just inside Surrey. East Grinstead is 2.8 miles, Godstone and the M25 9 miles to the north and Edenbridge 5.8 miles. Gatwick via the M23 is 13 miles.

DESCRIPTION
This interesting parcel of land extends to 12.80 acres (5.18 ha) and has good access off two private roads running along the northern and western boundaries. The northern end of the ground is rough pasture with a strong reed growth falling down to a larger southern block of woodland making up most of the land, comprising a mix of Oak, Ash, Yew and Holly. In the middle of the land lies a potentially stunning large pond, now in need of clearing with a larger parcel of Alder around it and at the present time a fine ground base of wild garlic. The Eden brook forms the southern boundary.
