Directions : From Carmarthen take the B4312 towards Llansteffan. Travel through Johnstown and Llangain. Carry on towards Llansteffan. Pass Towy Boat Club on the left hand side and the land will be found on the left hand side. There are 2 entrances ( One with a Sale Board). The land can also be accessed via Ferry point in Llansteffan.

Situated on the edge of the village of Llansteffan which by road is half a mile further on. Two access points from the B 4312 and also a right of way access via Ferry point. The county and market town of Carmarthen is 6 miles approx.

The land is in one block and fronts onto the B4312 Carmarthen to LLansteffan road. 19 acres approx. with 5 acres of pasture land and 5 approx of foreshore land and the rest being woodland. The foreshore land is liable to flooding and fronts onto the River Towy well known for its salmon, sewin and sea trout fishing. The land gently slopes from the road and is level on the foreshore land. We are informed by the owners that there was a glass collection area within the site that the local authority used back in the 1970's, the location of which is known and can be shown. There is a footpath that leads from the road to the foreshore which is marked 23/24/1. Copy available from the agents. there is also a small concrete pad surrounded by a dated chain link fence which was once used by the local authority to store used glass bottles.
