Occupying a stunning 0.3 ACRE SOUTH-FACING PLOT with uninterrupted rural views, this spacious barn conversion delivers over 2,250 SQ FT OF SINGLE-LEVEL LIVING, perfectly suited to family life, peaceful retreat living, or those seeking luxurious ground-floor accommodation.

Inside, the property is bursting with original features including VAULTED CEILINGS, EXPOSED BRICK WALLS, an impressive INGLENOOK FIREPLACE WITH LOG BURNER, and beautiful STONE & SOLID WOOD UNDERFLOOR HEATING throughout. With four bedrooms, three bathrooms, and all principal rooms opening directly onto the gardens, this home is designed for relaxed living and effortless entertaining.

WHAT WE LOVE

There is something incredibly special about The Long Barn the moment you arrive. Tucked away along a private road within an exclusive countryside setting, the home immediately feels peaceful, private, and welcoming. The combination of historic character and generous open living space creates a lifestyle that feels both luxurious and wonderfully relaxed.

We absolutely love the SOUTH-FACING ASPECT, with sunlight pouring through the home from morning until evening and every principal room enjoying direct access to the gardens and views beyond. The vaulted ceilings and exposed brickwork add warmth and personality throughout, while the magnificent INGLENOOK FIREPLACE WITH LOG BURNER creates the perfect cosy centrepiece during the winter months.

The layout is ideal for modern living too, with over 2,250 SQ FT OF GROUND FLOOR LIVING, which offers so much flexibility for families, visiting guests, or multi-generational living. Outside, the beautifully private 0.3 ACRE PLOT provides the perfect space for entertaining, gardening, or simply enjoying the peaceful East Yorkshire countryside.

This is one of those rare homes that effortlessly combines character, comfort, and lifestyle in equal measure.

WHAT THE OWNER LOVES

“What first drew us to The Long Barn was the feeling you get as soon as you walk through the door. It instantly felt calm, spacious, and full of character. We fell in love with the incredible VAULTED CEILINGS, the exposed brickwork, and especially the beautiful INGLENOOK FIREPLACE, which makes winter evenings feel so cosy.

One of our favourite things has always been how bright the property feels. Because all the main rooms are SOUTH-FACING, the sunlight streams in throughout the day and the connection to the garden is wonderful in every season. In summer, opening the doors and enjoying the views and privacy outside feels like being on holiday.

The location has been perfect for us too. It feels incredibly peaceful, secure and tucked away, yet we are only minutes from Patrington village with its pubs, cafés, school, and community feel. We’ve loved the balance of countryside living without feeling isolated.

What we’ll miss most is the sense of space, tranquillity, and character that The Long Barn offers every single day, it’s a home that’s very hard to leave.”
