Lot 1 – Nupend Godsalls
Extending to 11.75 acres (4.75 ha), it is the southernmost parcel. If sold separately a new access could be made closer to the lane end of the field. Over half of the parcel is Grade 1 with the remainder being Grade 2.

Lot 2 – Nupend Stony Field
Extending to 31.71 acres (12.83 ha) the parcel has direct access from the lane and comprises mainly Grade 1 soils with the remainder being Grade 2. There are some areas that have been historically set aside and not currently cropped.

Lot 3 – Nupend Roadside
Extending 36.08 acres (14.60 ha) the parcel is mainly Grade 2 with a small area of Grade 3 soils in the northwestern corner. The lot includes about 5 acres of woodland to the north which is within a Woodland Management Plan. A stream runs along the northern boundary.

Situation
Situated in Eastern Herefordshire close to the Worcestershire border. The land is accessed from an un-named lane between the villages of Cradley and Suckley.

Being just 1 mile north of the A4103 Worcester to Hereford Road the land is easily accessible and well connected to the wider region.

Land quality and soil type
The land is classified as Grade 1, 2 & 3 according to the Natural England Regional Agricultural Land Classification Maps. The soil is described as slightly acid loamy and clayey soils.
