The property is located just south of the market town of Loddon, being approximately 10 miles south east of the Cathedral City of Norwich and approximately 7 miles north west of Beccles, on the A146 Norwich to Beccles Road.

The main entrance is approximately 0.9 miles from the Hales roundabout travelling towards Norwich and on the left-hand side.

DESCRIPTION
The grazing provides an attractive green corridor just south of Loddon with a mosaic of habitats including a range of high to lower quality grazing marshes, areas of copse, scrub and drier grassland.

The parcels following the eastern boundary give the driest grazing whilst those further west are lower lying with the land divided into parcels by a network of dykes and ditches over which there are crossing points. Through the centre of the holding is an IDB maintained drain which is also fed by a network of small springs. Water for stock is available from the IDB drain which we are advised flows all year. To the heart of the holding there is also a well-positioned corale providing ease of stock movement and handling.

METHOD OF SALE

The freehold is available subject to a grazing licence to the 5th October 2026.

EXCHANGE OF CONTRACTS & COMPLETION
