The barn is accessed through a solid oak front door to a useful utility hall with a door through to a kitchen/breakfast room which has a good range of integrated appliances, work surfaces and storage cupboards. There is a broadly central hall to the building and a door through to an impressive sitting and dining room, divided by a chimney, with a fireplace and a wood burning stove. There are doors from the drawing room out to the garden and a staircase from the dining room to the first floor.
The hallway from the first floor leads to three bedrooms, one ensuite shower room and a family bathroom, On the first floor there is an attractive timbered study which could provide a sitting room or occasional bedroom. There is then a doorway through to the master bedroom which has storage and lovely views and an adjoining bath and shower room.
There is a gravel courtyard which provides parking, an EV charging point and leads to the garages. There is gated access which leads to the rear gardens with well-established lawns and a seating area and various outbuildings, poultry run and a vegetable garden and some soft fruit. Beyond, there is a meadow with trees and the whole area extends for about one acre.

(2) The costs of the maintenance of the Klargester and borehole and are shared between the three properties. The borehole is located on the neighbouring property and the Klargester on land owned jointly by the three properties. (3) We understand there is no formal arrangement over the gravel area to the front which serves a total of three properties, but a general agreement that the cost of gravel when needed is shared.
Standon is a convenient East Hertfordshire village, with a shop/newsagents, post office, baker and a good range of general shops and two pubs and, on the outskirts of the village, there is a farm shop. Puckeridge village has a primary school, doctor’s surgery, further shops and inns. The area is convenient for commuters, being less than a mile from the A10 trunk road. The market town of Bishop’s Stortford lies some 6 miles to the east and has a mainline station with services to London and also has access to the M11 motorway on the outskirts of the town. In addition there are golf courses at Bishop’s Stortford, Hamels Park and Hanbury Manor all within approx 5 miles. St Edmunds College Public School is approx 2 miles from the village.
