THE SITE

This is a generally level, town centre, brownfield redevelopment site. Outline planning permission was granted 19 August 2025 for 19 dwellings; details of the appearance, landscaping, layout and scale of the development will need to be submitted under a reserved matters application.

Below is an Illustrative Scheme Drawing for 19 dwellings showing how the site might be developed with a mix of bungalows, dormer bungalows and houses. This drawing was not submitted as part of Outline Application 4113/21/OPA.

The site extends we understand to c. 0.49ha/1.21 acres and is located to the south of North Street, Okehampton, with vehicular and pedestrian access from North Street. A second pedestrian access via an existing right of way on the western edge of the site (beside the public library) provides a convenient level access leading to North Street and the town centre shops and facilities.

Previously the site benefitted from planning permission won on appeal for a 60 bed care home facility, this permission has lapsed.

A small part of the site is inside a Conservation Area on the west boundary. The site is bordered in the main by terraced residential dwellings beyond established boundaries.

OKEHAMPTON, DEVON

Okehampton is a busy market town in West Devon situated at the northern edge of Dartmoor just off the A30. The oldest building is the castle which dates back to the Domesday Book and sits in a picturesque setting on a wooded spur above the West Okement River. Known as the walking centre of Devon, visitors can discover Dartmoor as well as the Victorian shopping arcade, a museum and a lovely park. Schools in the town include Okehampton Primary School and Okehampton College. Other amenities include a leisure centre and swimming pool.

The town is served by various bus services to local towns and also to Exeter. The Cathedral City of Exeter lies c.23 miles to the east via the A30 connecting with the M5 Junction 31. Tavistock is c.16 miles to the south.

Notably train services on the Dartmoor Line re-opened in 2021 offering regular daily passenger rail services between Okehampton and Exeter, a good commuting alternative.

PLANNING & TECHNICAL

Outline planning permission with some matters reserved for the development of 19 dwellings with new private access road, parking and external works, Rondor And Gunns Yard, North Street, Okehampton was granted by West Devon Borough Council (WDBC) on 19 August 2025 under application number 4113/21/OPA. A S106 Agreement dated 13 August 2025 requires a number of contributions.

Note - Two car parking spaces, likely situated close to the access are required for the sole use of the previous land owner.

The site comprises two titles DN502986 and DN471127.

A planning and technical information pack comprising application documents is available on request via a dropbox link. The pack also includes documents re the lapsed 60 Bed Care Home facility won on appeal February 2013. WDBC do not currently have a Community Infrastructure Levy.
