Description
Uplands Cottage is more farmhouse than cottage. Sitting within a plot of just over 2 Acres (2.038Acres/0.825Hectares), surrounded by fields with no immediate neighbours, this is very much the small farmstead. Remarkably not Listed, a quality timber frame is evident inside. Overall, the property requires repair and modernisation.
Uplands Cottage is not Listed but shows internally a timber frame which in other properties would have been worthy of Grade II classification. It would seem the original building was one of considerable wealth judging by the substantial timbers used along with their decoration of chamfers and lambs tongue roll stops. Mullion windows are also in evidence along with remains of their shutter grooves. The original building has clearly been enlarged at different periods creating the house currently seen. The current family have owned the property for over 40 years it being a much loved hub to several generations. Sadly, as is often the case, the property now requires refurbishment, repair and modernisation but offers tremendous scope and comes with a huge area of buildings which extend to approximately 302.5 sq. m or a little over 3,200 square feet! The plot extends away from the house and tapers down to a point, with fields on either side. In all the site extends to approximately 2.038 Acres (0.825 Hectares) with good vehicular access which in itself conjures up all sorts of possibilities.
Internally, the house is arranged with three good size reception rooms forming an L ‘shape along with good square kitchen. Good ancillary space completes the downstairs with the first floor offering four bedrooms and bathroom. An oil fired heating system has radiators throughout. The 16 photovoltaic panels purely generate Kw's for the National Grid. Further details can be provided by the family.
Location
Cocks Road, Cranley lies on the outskirts of Eye which as one approaches, a splendid view towards the town can be seen. Within a network of narrow lanes, the property is surrounded by fields with no immediate neighbours, certainly a field away in all directions. A Public Footpath skirts the site along one side before deviating off across the field towards the Cricket Ground and onto the town. Equally, as can be seen by our included OS Landranger map, other footpaths criss cross the area. Eye is a popular North Suffolk country town with a good range of social and amenity facilities plus shops serving most everyday needs. Those with children, the town offers Pre-School, Nursery, Primary and High schooling plus Sixth Form the High School and Sixth Form consistently achieving Outstanding status. The wider area is easily accessible via road as we are nicely central to Ipswich, Norwich, Bury St Edmunds and the Coast. Equally, a mainline rail station at Diss offers a gateway to not only London Liverpool Street but also connections along the route to include Eurostar at Stratford, the Scotland mainline via Stowmarket and Stansted and much of the country via Norwich.
Direction
Cocks Road is easily found as one leaves Eye in an easterly direction via either the B1077 or B1112. Via the B1077 town through road, continue downhill via Lowgate Street. Cross the River Dove and as the road rises and bends to the right, take the left/straight turn signposted Redlingfield and Worlingworth. Pass the Water Tower and take the next left into Cocks Road. Uplands Cottage will be seen across the fields as one approaches. Swing into the drive immediately to the side of the main outbuilding.
