Summary
GFW are delighted to present this single residential development opportunity extending to 0.25 acres in Ponteland, Northumberland. The Site benefits from a positive pre-application for the erection of a single dwelling.

The Area
Located in Northumberland, the village of Ponteland is situated in an attractive residential setting with convenient access to open countryside and Newcastle upon Tyne.
Ponteland is also well located for access to schooling, with highly regarded educational establishments available nearby catering for children from primary through to secondary level.
Within close proximity is Newcastle city centre, which offers a wide range of amenities, retail facilities, and attractions, while Ponteland itself benefits from an excellent selection of shops, restaurants, pubs, and leisure facilities.

Planning
The Site has been the subject of positive pre-application discussions with Northumberland County Council under reference 26/00237/PREAPP, a copy is available within the Data Room.
The enquiry sought the Council's views on the erection of a single detached dwellinghouse with associated parking, detached garage, private garden area and landscaping.

In its response dated 12 June 2026, Northumberland County Council advised that the principle of residential development upon this land may be acceptable", confirming that the Site is located within the settlement boundary of Ponteland and that a single dwelling would accord with the spatial strategy of the adopted development plan.

The Council noted that the Site occupies a sustainable location with access to local services, schools, footpaths and public transport, and acknowledged that redevelopment of the existing garage and storage area has the potential to enhance the appearance of the site whilst contributing to housing supply within the County.

Whilst any future planning application would require consideration of detailed matters including design, residential amenity, highways, ecology, drainage and other technical issues, the pre-application response identified no in-principle policy objection to development.
