The village benefits from the well-regarded Cridford Inn, Church and a village hall, while the nearby Haldon Forest offers exceptional walking, cycling and outdoor recreation. The property enjoys direct access to a public footpath, providing a delightful off-road circular walk - ideal for dog owners and walkers alike.

The property is well located for commuting and education; the property is just 3 miles from the A38, with easy access on to the M5/Exeter, with its mainline station Exeter St David’s station, with direct services to London Paddington (including the 06:52 departure). A school bus stop at Haldon Garage, less than 5 miles away, provides dedicated school transport to Exeter School, Maynard’s, Blundell’s & St Peter’s, Harefield.

Description
The Old Rectory is a recently re-rendered predominantly stone and thatch property, which is believed to date (in part) from circa 1450. The house was extended in the 16th and 19th Centuries, and the entrance hall was extended and remodelled by the vendor in 2024. The current vendors have owned the property for the last 7 years during which time they have undertaken an extensive programme of improvement. There is a wealth of unspoilt period features throughout the house, such as inglenook fireplaces, wood paneling, spiral staircase and exposed beams complemented by the sympathetic restoration including high quality kitchen and bathrooms and stone floors downstairs.

The dining room, the drawing room and the study all look south over the formal part of the garden. The kitchen/ breakfast room and the very useful utility room are in the oldest part of the house. There are two garden doors on this
south side of the house onto the broad paved dining terrace. There are five bedrooms on the first floor with two family bathrooms and a further WC.

The charming gardens surround the Old Rectory with the more formal lawned areas predominately to the south. A level lawn runs away to borders and is screened for the village lane by a tall hedge. On the northern side of the house the garden is less formal and includes a fenced off vegetable garden. There is accent lighting under the trees around the gardens. Two gates lead directly off to the network of public footpaths around the village. There are two thatched outbuildings creating a charming courtyard feel to the northern side of The Old Rectory. One currently incorporates a garage, a stable and a large storage area, whilst the other is a large open plan building that has also been sympathetically restored to provide a great entertaining space with sophisticated mood lighting.

The paddocks surround the house protecting the setting. They each have their own access from the lane and are well fenced and gated. They are supplied with either mains or natural water and have been grazed by the vendor’s sheep and ponies. In the furthest paddock there is a new purpose-built stable block with three loose boxes and a feedstore.
