LOCATION

The opportunity is situated immediately to the south of Carlisle city centre in the North West of England. Carlisle lies close to the Scottish Border and adjacent to Junctions 42, 43 and 44 of the M6 motorway network. The site itself is approximately 2 miles from Junction 43, with connectivity to Junction 42 set to imminently improve with the completion of the Carlisle Southern Link Road.

Carlisle is on the main west coast Glasgow to London Euston rail line, with Carlisle Train Station 0.4 miles to the north of the site, which is currently undergoing a £27 million development through the Carlisle Station Gateway Project. The site also has good access east to Newcastle, including Newcastle airport, along the A69 trunk road.

The site is located directly on the busy roundabout junction of Crown Street Currock Road and Currock Street and therefore receives a high level of passing traffic. The immediate area boasts a mix of trade counters, retail warehouses and light industrial users, such as the national occupiers Screwfix, Wolseley, Howdens, Benson for Beds and System Hydraulics.

The City of Carlisle has a residential population of around 75,000, a wider city population of around 108,000 and an estimated catchment population of 235,000. As well as being the dominant shopping location, it is also the administrative centre in Cumbria and the Borders.

DESCRIPTION

The site extends to 0.41 acres and benefits from a strong roadside pitch on the roundabout junction of Crown Street, Currock Road and James Street. Currently occupied by a car and motorcycle sales business, the tenant has been in operation for over 40 years and is therefore a well established local business.

There is a 2,532 sq ft unit in situ which comprises a lower ground floor workshop measuring 1,232 sq ft and an upper floor sales area comprising 1,291 sq ft. The site benefits from two access points, one off the main roundabout and another along Currock Road. Internally the workshop element has a roller shutter entrance and has an open plan layout. The sales area also has its own dedicated access in addition to office facilities and a WC.

The property has a mix of block brickwork and pebbledash elevations underneath a pitched corrugated fibre cement slate roof. There are two forecourts to the west and east of the site, which have a mix of hardstanding and cobblestone finish. Externally there is a digital advertising board fronting onto the main roundabout, which forms part of the investment opportunity.
