LOCATION
The property is situated in close proximity to the hamlet of Reagill in the Westmorland and Furness district in the County of Cumbria approximately 20.90 miles south of Penrith. The properties are a mixture of woodland and land located in good sized blocks at Reagill.
DESCRIPTION
The sale of the Land and Woodland at Reagill Grange, offers an opportunity to acquire useful parcels of productive agricultural land of which are currently down to permanent pasture along with a block of amenity and commercial woodland at various growing stages. Extending in total to 33.14 hectares (81.89 acres).

Lot 1 - Land at Reagill Grange extending to approximately 21.43 hectares (52.95 acres) of agricultural land.

The wood includes a fine stand of well thinned and mature Sitka spruce of about 45 years of age. The stand is available to fell when market conditions are optimal and a felling licence will be required. There is a strip of mature broadleaves on the southern edge of the spruce stand which could be retained or felled with the spruce. The southern block is an area felled and replanted around 2020. This was primarily planted with Sitka spruce but birch and other broadleaved tree species have naturally regenerated into the crop. If purchasing the wood as a timber investment this area should be cleaned to ensure maximum productivity but equally the broadleaved trees could bring added diversity and habitat interest.
The seller will retain the North East corner of the wood and the boundary will be marked with wooden stakes. Both buyer and seller will agree to provide a minimum notice period of 3 months in advance of any felling works within the mature spruce wood.
