Description
Ancient semi-natural woodland totalling 13.42 acres.
Description
Glascoed Wood provides an opportunity to own a substantial area of ancient semi-natural woodland in a rural setting, within a short motoring distance of Wrexham. The property offers appeal for amenity and environmental interests, with scope for enhancement through woodland management whilst providing a sustainable source of wood fuel (subject to obtaining any necessary felling licences). The woodland extends to 13.42 acres and is predominantly mixed broadleaved species with some holly. The land has a northerly aspect sloping steeply to a watercourse on the northern boundary. The site has a number of shafts and adits towards the northern section, linked to former opencast coalmining on adjoining land and is crossed by a number of public footpaths. Prospective purchasers are advised to make their own enquiries regarding woodland management practices, anticipated timber volumes, and any statutory requirements relating to felling licences.
Permitted Development
Permitted development would allow for forestry access tracks or a timber storage building, for example, providing these were ‘reasonably necessary for the purposes of forestry’ and in line with the strict criteria as defined within the relevant General Permitted Development Order.
