Description

GUIDE PRICE £525,000 - AUCTION with Knight Frank on 23rd July 2026
VIEWING DATES FROM 11th JULY- Set in approximately 1 ACRES OF WOODLAND AND PADDOCK - AUCTION PACK;
This detached oast house is not listed and has been refurbished with a wealth of character features. There is lapsed planning permission for building where a dilapidated barn now stands and there is a lot of potential to develop the land further.

The entrance hall is an irregular shape with the oast wall curving inside. Oak stairs rise to the first floor. The Sitting Room has a triple aspect, including doors to a rear patio and a large inglenook fireplace with two small windows. The Dining Room is within the roundel with windows around the room. The Kitchen/Breakfast room is fitted with a light solid oak, bespoke kitchen with integral dishwasher and Belling gas Range. A door leads out to a patio and a door to the Utility Room: Plumbing and space for a washing machine, sink unit and the Weissmann boiler.

On the First Floor; is a very large landing which could be used as a lovely study area as it is light and sunny with a pleasant outlook. The main bedroom has an open brick fireplace, walk-in wardrobe and en suite shower room, a triple aspect and partially curved wall. Bedroom 2 is large being within the roundel and there are two other double bedrooms and a family bathroom with bath and shower over, wash basin, w.c, airing cupboard.

Mains water, drainage and gas fired central heating. Tax Band G.

OUTSIDE: A large gravel driveway provides parking for several vehicles. A dilapidated barn had planning permission to re-build as a large garage, this has now lapsed but there is certainly a lot of potential for a little re-development of this area. Behind the barn the grounds extend quite a way and then join onto woodland adjacent to the Cuckoo Trail. The remainder of the grounds are mostly woodland with a large expanse of grassland. Nearer the house is a small secluded patio and another patio abuts the rear of the Oast, boarded with a high brick wall from the road.

Horam is a small hamlet approximately 2 miles equidistant of the market town of Heathfield. Within walking distance of the local primary school, doctors, dentist and chemist. The coast at Eastbourne is about 14 miles, Royal Tunbridge Wells about 16 miles, and a similar distance to the county town of Lewes. The nearest main line stations are at Buxted & Stonegate, both about 15 mins drive. Horam has a good range of local shops & cafes. Heathfield has a more comprehensive range of shops, cafes and supermarkets along with Heathfield Community College.

Directions: From Horam village, go down the hill by the side of Co-Op towards Heathfield. Go over the little brick bridge and the Oast will be found on the left hand side, before you go up the hill to Maynards Green.
