Description

What We Say

We have all fallen in love with this fabulous property and it genuinely feels like equine utopia! Discreetly tucked away and with no immediate neighbours and fronting onto the village green, it offers a fabulous, secluded sanctuary. The spacious annexe will undoubtedly appeal to families seeking multi-generational living or versatile additional accommodation. For equestrian enthusiasts, the facilities are exceptional, boasting nine stables, a 20 x 40 manege, and 8.18 acres (stls) of beautiful grounds, completing this all-encompassing package.

What the Owners Say

When we purchased the property 16 years ago, it was in a very poor state of repair and required many years of careful refurbishment and extension. Through a great deal of dedication and hard work, we have created the spacious and much-loved family home we are so proud of today. Had we chosen to stay, our next plans would have been to further develop the existing footprint of the barns and cart shed. However, we have now reached a stage in life where we feel ready to downsize and pass the baton on to another equestrian family to enjoy everything this wonderful property has to offer.

History & Background

Believed to date back to the 16th Century, this charming property has been thoughtfully enhanced with side and rear extensions added in 2010 and 2015 respectively. Unusually for a home of this age and character, it benefits from not being a listed building.

The main residence offers exceptionally spacious family accommodation extending to over 3,000 square feet. The ground floor comprises four substantial reception rooms, together with a generous kitchen/dining room and an extensive utility room. To the first floor, the principal bedroom with en suite, three remaining bedrooms and a family bathroom.

The adjacent self-contained annexe provides excellent additional accommodation, featuring a double bedroom, shower room, and a spacious open-plan kitchen, sitting, and dining area, making it ideal for multi-generational living, guest accommodation, or independent use.

Externally the property enjoys 8.18 acres (stls), ample off-street parking, double cart lodge and an extensive range of barns, extending to over 5,000 square feet, offering significant scope for redevelopment (subject to planning), while the equestrian facilities include nine stables, tack room, large hay store, and 20m x 40m ménage.

Setting & Location

The property is nestled in a tucked away position in Heathlands on the fringe of Leavenheath, a desirable village that is perfectly positioned for those seeking the balance of peaceful countryside living with access to essential equestrian infrastructure and open riding country. Leavenheath sits on the Suffolk/Essex border, surrounded by undulating countryside, quiet lanes, and bridleways, offering a wealth of off-road hacking opportunities straight from the gate. The wider area is known for its horse-friendly landscape, including access to Dedham Vale, an Area of Outstanding Natural Beauty just a short ride away, as well as nearby Arger Fen and Assington Woods, which provide seasonal riding access and countryside trails. Many training centres are within easy reach, Boyton Hall, Suffolk Equestrian Centre and Radley Green Equestrian as well as Stratford Hills XC and Poplar Park all being withing striking distance.

Despite its rural feel, Leavenheath offers straightforward access to the A134 and A12, making transport with horseboxes and trailers efficient, while also connecting to nearby market towns such as Sudbury, Hadleigh and Colchester, the latter offering direct trains to London Liverpool Street in under an hour.

Ground Floor Accommodation

Upon entering the property, you are immediately struck by the grandeur of the impressive entrance hall, which provides access to the kitchen, cloakroom and sitting room. Situated within the east wing is the spacious drawing room, a delightful, bright, and airy dual-aspect space featuring an attractive red-brick fireplace with a cast-iron wood burner as its centrepiece. This room adjoins a practical study, ideal for home working.

To the rear, the more recent extension houses the expansive kitchen/dining room, an impressive open-plan space fitted with a range of units and oil-fired AGA. Bi-fold doors open seamlessly onto the surrounding grounds, creating the perfect setting for al fresco dining and entertaining family and friends.

First Floor Accommodation

A staircase elegantly curves its way around to an elongated landing that provides access to the principal bedroom, a generous room with en suite shower room. The three remaining bedrooms are all double rooms and are serviced by the family bathroom.

Annexe

Situated in the west wing is the self-contained annexe, an incredibly useful space for elderly relatives, teenagers or an au pair. The accommodation incorporates impressive kitchen/ sitting/ dining room with French doors to the rear grounds, double bedroom and shower room.

Grounds & Equestrian Facilities

The property is approached via a substantial shingle driveway, providing ample off-street parking for multiple vehicles and leading to a double cart lodge and an extensive range of barns extending to over 5,000 sq ft. This highly versatile space comprises numerous rooms, including an office and workshop, and offers tremendous potential for conversion, subject to the necessary planning consents. Side access leads to the secluded rear grounds that is mostly laid to lawn with patio sun terrace, gazebo, secret garden and scenic lake.

The equestrian facilities are exceptional and comprehensive, extending across approximately 8.18 acres (stls). These include nine stables with rubber matting flooring, tack room, two hay barns, field shelters, 20m x 40m manège, and an all-weather turnout area, collectively offering an outstanding equine package.
