The land is situated in mid-Cornwall, to the southwest of the village of St Stephen, approximately five miles west of the town of St Austell, as the crow flies. By road, the field is just under five miles from the A30 dual carriageway at Fraddon, meaning it can be conveniently accessed from further afield. There is a gateway from the public highway to the east of the land, which is a classified ‘C’ road.

LAND
The land comprises three large field enclosures and is gently undulating, the high point running across the center of the land which drops away to the south and north west corner.

According to the Agricultural Land Classification maps, the land is classed as being grade 3. According to the Cranfield University Soilscapes database, the soil is classified as freely draining acid loamy soils over rock.

The land is currently in maize and wheat and in the last five years it has followed a crop rotation of two years of grass leys, followed by wheat, maize and cabbages. Depending on the timing of a sale, holdover will apply to allow the vendor to harvest the crops currently in the ground.

Proceed along this road for approximately 1.6 miles, proceeding into the village of St Stephen. Shortly after passing the Nisa on your right, turn right into Park Gwyn. Proceed along this road for approximately one mile, passing Brannel school and continuing until you reach a crossroad. At the crossroad, continue ahead for approximately 600m and the gateway to the land is on the right.
