Description
Property Insight
Offering a rare chance to create a brand-new home from the ground up, this is a building plot with full planning permission for a 3-bedroom detached house, set on Barrington Road in the popular South Cambridgeshire village of Foxton. The approved scheme is for a striking barn-style dwelling, and with construction yet to begin, an incoming buyer has the opportunity to shape the specification and finish throughout to their own taste, and we can put you in touch with the right builder to bring it to life.
The approved layout makes excellent use of the site, with private parking, a cycle store and refuse store, and gardens to both the front and rear, all enclosed by close-boarded and post-and-rail fencing. Mature trees and hedging around the boundaries give the setting a pleasant, established and semi-rural feel.
The consented design is full of character, taking its cues from agricultural barn architecture with a natural slate roof, vertical grey standing-seam metal cladding, horizontal timber cladding to the gable, conservation rooflights and black-framed windows. The result is a home that feels contemporary and distinctive while sitting comfortably in its village surroundings.
Internally, the proposed floor plan is arranged over two storeys. The ground floor is designed around open-plan living, with a kitchen, dining and family area opening out to the garden through large glazed doors, alongside a separate lounge, a utility room and a ground-floor shower room. To the first floor, the plans show a master bedroom with en-suite and dressing area, two further bedrooms and a family bathroom. As the build has not yet started, the internal layout, room configuration and finish can be tailored to suit the way you want to live.

Location - Barrington
Barrington is a quintessentially English parish village in South Cambridgeshire, 7 miles south-west of the city of Cambridge and 9 miles from the market town of Royston. It is a designated Conservation area, with the centre of the village boasting one of the longest village greens in the country. The green is surrounded by houses of varied architectural styles including many thatched cottages.
All Saints Church is a Grade I listed building, dating back to the 13th century, and is at the heart of the village, holding regular services, as well as activities for children. The village boasts a pub called The Royal Oak, offering a wonderful family-friendly atmosphere, good food and drink, community events, and a wonderful aspect overlooking the green. There is a Post Office/shop and a primary school which is one of the last thatched schools in the country.
Barrington village hall hosts many events, and there are various groups and clubs, including Bowls, Cricket, Football, Beavers/Cubs, Bellringing, Karate, and much more. There really is something for everyone, with a zip wire, BMX trail, climbing zone, playground, and fields stretching as far as the National Trust Wimpole Estate.
We encourage you to visit Barrington to see for yourself the wonderful features this beautiful village has to offer.
